Couple of planning updates:
Permit for 2333 Metropolitan Parkway
"The property is an assemblage that has C-2 and MRC-2-C zoning. The project is predominantly residential and will be developed in two phases. Both phases have significant affordable housing components."


Permit for 220 Pearl Street.
"Rezoning from I-1 to MRC-3 to redevelop the property for 266 residential units."
Near the Beltline in Reynoldstown.


Permit for a hotel at 329 Marietta street, downtown. This lot was purchased way back in 2007 for hotel development, but I don't know what the plans are now.


Permit for adaptive reuse office at 900 Murphy in Adair Park near West End MARTA.
"The exterior addition and renovations to the existing industrial building will be for an office. The proposed improvements to the outside of the building will be as follows: -adding a 1200 sf deck to the building -re-striping existing paved asphalt for parking -fence removal -landscaping, adding trees and plants -placing a shipping container on-site for community recycling."


Permit for 11 townhomes at 62 Waverly in Inman Park.

Those developments aren't affiliated with universities. They're just private apartments that market to students. In fact anyone can rent them if they don't mind living in that atmosphere.

Sounds like you're thinking universities are building these instead of affordable housing. That's not the case. They aren't involved at all.

11 townhomes in IP is a nice addition.

Pearl street project is also a great location for more housing. Hope to see more westbound down Memorial, too.

Not sure if someone already mentioned this, but for those who are interested in this kind of thing, google street view images have been updated for a lot of the main roads in midtown and downtown - recently enough (Nov/Dec 2021) that quite a bit of the new construction is visible.

The billboard is staying. It's a separate parcel and the building was quite literally designed to wrap it and is intentionally lower profile to maintain billboard sight-lines to the connector.

I was wondering about that. This is one of the few billboards I actually like. Some nostalgic feelings passing the Coca-Cola sign with the skyline in the background on the blue/green Marta lines.

That's what I thought too.

Its not a huge surprise, but It's interesting they didn't work out a deal to have a long term lease (99 years or whatever) to put the billboard on the building and combine the lots. I recall there are some fairly strict rules on placing advertising billboards on buildings and I wonder if in this case that ordinance created this bizarre circumstance where a building has been designed to wrap around a billboard.

Thank you for reminding folks of this.

These are basically apartments buildings and cannot discriminate against non-students.

I personally know several young professionals who live in these buildings.

New billboards (e.g. giant signs) are generally illegal, so any existing ones are very, very valuable. Of course, there are a few exceptions, such as in The Gulch, the Downtown A&E sign district, and at Ponce City Market (the large signature signs there are technically billboards - which is defined based on size, not content).

It's the same thing with adult businesses across the city. By making new locations illegal, the City has made the existing locations much, much more valuable. This makes it very difficult to redevelop the sites or even make substantial upgrades.

Planning permit filed for mixed use development at 1296 Moreland Ave SE. This is really far south (almost to Starlight drive in) and is currently a strip mall with huge parking lot. Anybody have info on this?

Also planning permit filed for another phase of townhomes at Altus at the Quarter on the westside (2231 Bolton Road, just off Marietta Blvd). If you haven't been over this way in the last few years, the change is massive. Tons of new apartments, retail, and townhomes.
