I think the issue might have been an inability to provide enough on site parking. In light of the RNDSQR development with only 24 stalls, and limited parking at Pump House perhaps the market has shifted away from a large parking requirement? If they are successful in lease up perhaps others may make an investment with little parking as well...

I’m on the fence, but am hopeful excessive parking is not required and a lifestyle change occurs in the area. There are 5 or 6 great development sites starting to rumble.

It’s very difficult to see through the fog of government subsidies to determine if these projects will be profitable enough to move forward. Inter generational money may not care and just plow ahead regardless as inflation is stirring in the economy. That’s why we are seeing so much bricks and mortar development lately I believe.

I know its been mentioned before that a restaurant is opening up in the Pumphouse building. Here is their Instagram account:

Only a couple posts so far but they show the interior of the building which is kind of cool.

Does anyone know who is behind it?

I heard 433 Main leased over half of its first batch of suites day 1. I think the rental market is really strong in the Exchange right now.

I live in the Boyce and sublets are usually gone within a couple days. Very difficult to get in there, and its 94 units.

This will be such an amazing space. It would be a travesty if a restaurant did not open in this space.

^ It looks pretty cool. I walked down Waterfront last week and it's strange to see how there are now more lively CRUs than ever before (café, hair salon, pharmacy, other stuff), but due to the pandemic there's no one around to take advantage of it...

I have heard that the Pumphouse rents to anyone. Many female tenants are moving out as they are scared. People entering the building 24/7. Waterfront is a Ghetto now. Now they are building more apartments on the West side.
And it is dark. Homeless love the dark. The darker the better. Same goes for criminals. COPS do not care, Bowman does not care and Santos has connections to Drug Dealers. She only supports the homeless and not the people that pay taxes and live on Waterfront Drive. Centre Venture has done nothing to improve the area in over 11 years. They should be shut down. Good luck to Round Square for 90 Alexander. $50M and all the trouble they can't ask for. They do not have a clue.

I need to be honest and say I don't get downtown as much as I would like to (I don't work downtown but would try to patronize the restaurants and bars as much as possible to do my part, but now that doing those things aren't a thing I'm pretty isolated), but this weekend my wife had to work so today I took my son and dog for a nice urban walk in the east exchange. Had a lovely stroll through Stephen Juba and snaked around the streets. I sure wish I took pics to post of the Pumhouse development! It's super cool and looks close to done, at least from the outside. My only critique is that the pumphouse itself is quite hidden, although the developer did what they could to keep a physical space between the new building (which blends well with the the street and other buildings on Waterfront) and the pumphouse. It's another piece of the puzzle to fill in that gap toward Higgins.

I love the Cibo building going onto the water, and would love to see a similar development take over the Alexander Dock adjacent. Lots of potential there and it's currently a bit of a plight tbh.
