[Moncton] FiveFive Queen | 29.5m | 8 fl | Completed

After some personal reflection, I have decided that FiveFive Queen is a substantial project which, since it is now confirmed, deserves it's own thread.

Joining Spataro Holdings as developers of the project are ELCE Developments owned by Bill Hennessey and Serge DiBonaventura. “We are pleased that two Moncton based development companies could come together on this exciting new project for our downtown,” Spataro said.

The eight story building will consist of 43 condominiums on floors 5 through 8, with the condos ranging in size from 650 to 2400 square feet. The property will include a new downtown boutique hotel named The Wesley which will consist of 75 rooms on floors 2 through 4. The hotel will be operated by the Murphy Hospitality Group (MHG) from Prince Edward Island. MHG currently operate The Great George and The Hotel on Pownal in Charlottetown.

The Gahan House, a 6000 square foot restaurant, will occupy the main floor. This will be MHG’s third Gahan House, with two very successful restaurants already operating in Halifax and Charlottetown.

“Everything that is happening in Moncton with a renewed focus on the downtown including the building of the new multi-use sports and entertainment centre make this the right time for our group to bring our very successful Gahan House brand to Moncton and create a quality boutique hotel in the heart of the city,” Kevin Murphy, President of MHG said. “Moncton is a great city that is on the move and we are excited to be part of the future.”

Value of the project is $20 million and is estimated to take 18 months to complete. All condominium sales and leases will be managed by Platinum Atlantic Realty www.PlatinumAtlanticRealty.com










Construction will begin in September, with a build time of 18 months, therefore opening should be in the Spring of 2018, roughly corresponding to same time as the opening of the new downtown events centre as well.

You beat me to it, but exciting, I'm sure there will be lots of debate on the project and talk! It will help that it's starting in the fall, gives us something to talk about in the winter

Indeed.

I think the next Moncton project that will be getting it's own thread will be the Juncton (Tannery) Village. It's a major project too. It just needs a bit more confirmation, such as the announcement of the Hilton Garden Inn.

Now we have 13 active [Moncton] threads. It'll be interesting to see if we can keep all of them from falling off the bottom of the page.

Of course, if they do fall off, they are easily recoverable........

Correction on height: 39.5 metres is elevation (above sea level); grade to main roof slab is shown as 26.5 metres. Once you add the extended penthouses and what appears to be mechanical/maintenance space, you're around 29 metres.

A couple of things to note about this:

1. Though I may be mistaken, I recall reading somewhere that this building was going to be the second highest in Moncton (after Assomption). If height stats on this site are accurate, then it doesn't even crack the top 10.

2. Height is comparable to the events centre (26.65 metres).

In any case, I still think it's a bit gaudy and will look dated very quickly, but I'm happy to admit I was wrong about predicting that the project would never see the light of day.

It also appears that the plan to rent some units as apartments has been completely abandoned. With a number of units still for sale, I wonder why they wouldn't rent some of them instead.

Good pick-up about the height pierre. I didn't realize that elevation was above sea level rather than the height of the building itself. I will contact a mod to change the header of the thread so that the elevation is revised to 29.5m.

FiveFive Queen is playing up it's affiliation with Gahan House and the Wesley Hotel in it's new ad campaign to sell the remaining condos.

Apparently, food service and delivery to condo owners will be available from the Gahan House restaurant. It will be like "staying in an upscale hotel, but without leaving home".

Actually, getting home after a long and tiring day at work, getting on the phone and placing a food order from the Gahan House (yum) and having it delivered piping hot to your condo 15 minutes later sounds pretty good to me!

Amendment of a conditional zoning agreement for FiveFive Queen passed at the Moncton City Council meeting last night.

Motion: That the amendment of the Conditional Zoning Agreement for By-law Z-202.143 proceed and:
- 1) That a public hearing be set for August 17th, 2016; and
- 2) That the proposed amending CZA be referred to the Planning Advisory Committee for its written views; and
- 3) That the conditional zoning agreement be amended to include the following conditions only:
--- a) THAT despite subsection 27(2) a lot drainage and grading plan shall provide for adequate storm water detention storage based on the capacity limitations which shall be determined the City Engineer, and that such plan be submitted by the Developer and approved by City Engineer. During development, said plan shall be implemented by, and at the cost of the Developer;
--- b) THAT despite Table 16.3 of the Zoning By-law, a rear yard of 0 metres is acceptable and a maximum height of 26.5 metres is permitted;
--- c) THAT despite Division 10.1 of the Zoning By-law, the aluminum panels shown on the plans and drawings submitted, attached herewith dated April 15, 2013, shall be permitted and the size and number of public doors is deemed to be acceptable;
--- d) THAT the development shall be carried out in substantial conformity with the plans and drawings submitted, attached herewith dated April 15, 2013;

The construction contract has apparently been awarded to Acadian Construction Ltd. Work to commence this fall.

Write-up on the new Gahan House restaurant to be located at FiveFive Queen. Excerpted from the "Atlantic Restaurant News" website:

In New Brunswick, MHG plans to open The Gahan House restaurant and brewery on the main level of the Wesley Hotel, a 75-room lifestyle property to be located at the corner of Wesley and Queen Streets.

The Gahan House will serve an upscale casual menu and offer a 160-seat dining room, 16-seat oyster bar, 60-seat patio and six-barrel brewing system.

Established in Charlottetown in 2000, the Gahan beer brand began bottling some of its products in 2008, and since 2011, has been selling six of its canned and bottled brews in New Brunswick liquor stores.

As a result, the brewery restaurant will give MHG a flag in New Brunswick, where Gahan beer has built brand recognition, said Murphy.

The Moncton location will be the third Gahan House restaurant, joining sister eateries in Charlottetown and Halifax.

Complementing the menu of sandwiches, burgers, wraps, pizzas, pastas and beef and seafood entrees is a lineup of six to eight raw oysters sourced from Atlantic Canada. At the time of writing, an executive chef had not been named.

Patrons will quench their thirst from a brewed-onsite selection of six core brands and five seasonal labels, along with a lineup of about 15 non-Gahan craft offerings, including two to three on tap and a dozen in bottles. Intended as a focal point, the brewery will be prominently visible in the restaurant, said Murphy.

The grape will also be represented on the bar menu by 12 to 15 wines focused on Canadian labels sourced from, for example, Nova Scotia and possibly New Brunswick.

The Wesley hotel/Gahan House project marks MHG’s first foray into New Brunswick. Moncton is a good fit for this property, since there is no boutique hotel operating in the market, said Murphy. Moreover, the city has been experiencing economic growth, and with a new event centre and 10,000-seat arena expected to open in 2018, offers plenty of business potential, he said.
A couple of factual errors in the article. The events centre will be 9,000 seat (not 10,000). Also, St James Gate operates a boutique hotel already therefore "The Wesley" won't be the first in the city.

It sounds like Gahan House has the potential to be quite the destination.........

As someone who works about 100 feet from it, I'm looking forward to it! It'll be a great addition and if the food is similar to pumphouse/st. james, they'll do well.

Walking by yesterday morning i did see a bunch of contractor looking types (trucks, clipboards, rolledup plans documents) meeting or waiting for a meeting in front of the show suite..

Nothing new but some corroboration to the above from their Facebook page:

From September 26: We had to make a few minor architectural changes to accommodate the hotel. Expecting new drawings this week then on to permit and construction.

From September 30: FiveFive Queen announces that a notice has been given to parking clients to vacate lot for start of construction
