Was this Claridge's decision or the planners? 30 is still great, considering the tallest to-date is 17 (not including 1050).

No clue. I had no idea it was reduced until I checked out WW's link, which I only checked out to see if the floor count changed.

Height reduction? What a shocker...
So this would make it around 100m tall or the 6th tallest building in Ottawa-Gatineau.

I NEED A NEW TALLEST!!!!

Doesn't look like the reduced height version was posted on devapps. Design is very similar though based on renders in the staff report.

Proposed Hintonburg tower reduced to 30 storeys

By Derek Spalding, OTTAWA CITIZEN February 20, 2014 7:10 PM

OTTAWA — Claridge Homes has slightly adjusted its design for a condo tower in Hintonburg in order to appease concerns from residents who said the building was too tall and lacked parking spaces.

The revamped proposal going to the city’s planning committee next week calls for a reduced height, dropping the uniquely designed tower to 30 storeys from the previously proposed 39. The number of resident parking stalls increases from 152 to 162 and there is a bump in the number of visitor parking stalls, to 23 from 10.

If approved, the mixed use tower will add significant residential growth to the area, but its proximity to an O-Train station and a proposed LRT station will minimize any impact on local traffic, according to a report from the city’s planning department.

The building, with its 204 square metres of street-level commercial space will replace an existing single-storey light industrial building on the south side of Somerset. The property is surrounded by a mix of uses as well, including industrial, retail, office and residential.

Just to the west, the city has already approved a 23-storey residential building, plus another 16-storey building further west along Somerset. City staff say this 30-storey building is in line with council objectives of intensification around LRT stations.

Consultation with the public indicates residents liked the underground parking component, they just would like to see more spaces so residents and visitors aren’t fighting for on-street spots.

Claridge is expected to construct a multi-use pathway along the western side of the O-Train corridor between Somerset and Gladstone Avenue, as part of the company’s community contribution. With walking and cycling expected to increase from this infill, the company also increased bike spaces in the redesign, taking them to 225 from 174.

Another $500,000 will be socked away in a ward community fund, bringing Claridge’s total community contribution to an estimated $850,000, according to the report.

The project:

30-storey mixed-use condo tower
204 square metres of retail space on street level
284 residential units above
162 parking spaces, including 23 visitors in seven-level underground garage
225 indoor bicycle parking spaces
$500,000 community contribution toward community fund
$350,000 for new multi-use pathway along O-Train corridor

I like the design of the building, just wish it was 20 stories taller!!! I really don't understand the great fear in this city of tall buildings.

there also is that problem of not enough buyers to sell them out... gives the builder an interest in scaling back the project, too.

Say what you want, it's in Hintonburg!!!!! however, its in the worse part....way too many industrial buildings along both sides of the O-Train line from Somerset to the 417. Residents will be looking at parkings and roof tops.

The much nicer area is south west.

Perhaps not for long! (Meaning in several decades, maybe). Northwest will have some great views, but Northeast might as well, provided you don't look down.

Oh, I thought they meant what was approved or under-construction.

30-storey Somerset condo OK’d by planning committee

By Michael Woods, OTTAWA CITIZEN February 25, 2014 4:14 PM

OTTAWA — A proposed 30-storey condo tower in Hintonburg was approved Tuesday by the city’s planning committee despite some opposition from the local community association.

The mixed-use tower by Claridge Homes at 1040 Somerset Street would feature 284 residential units and 204 square metres of street-level commercial space.

Claridge had revamped its proposal, which was originally designed to be 39 stories, to appease residents who said the building was too tall and lacked enough parking spaces.

However, that was not enough for the Hintonburg Community Association, whose representative Barb Long told the committee on Wednesday they are opposing the application.

“In our view, the height and density of this proposal are not appropriate to the community context,” she said, saying the city didn’t take into account an already-approved 23-storey residential building just to the west when examining the potential impact of the new structure.

The building, if approved by city council, will replace an existing single-storey light industrial building on the south side of Somerset.

City staff say this 30-storey building is in line with council objectives of intensification around LRT stations.

Claridge is expected to construct a multi-use pathway along the western side of the O-Train corridor between Somerset and Gladstone Avenue, as part of the company’s community contribution. Another $500,000 will be socked away in a ward community fund, bringing Claridge’s total community contribution to an estimated $850,000, according to a report by city staff.

This is exciting news. It would be nice if 1050 went up before or at the same time so that the community benefits could be given sooner (the daycare and teacher parking), but the improved street frontage, newer, taller buildings and more people will be nice. Not to mention the path along the o-train corridor is a nice addition that will compliment the new pedestrian and vehicular overpasses across the train trench shown in the Gladstone CDP.

Would this add enough people to the area to justify a grocery store for Hintonburg?

Despite this, people are still not happy that this won't be townhouses, with some people (there's a lady in the article's comment) saying it will make walking to Devonshire tough (not necessarily).

Thank goodness they knocked off 9 stories on this BEHEMOTH of a skyscraper. A building like this usually has around 8 units per floor, and an average of just under 2 residents per unit, so they have saved the neighbourhood from the MASSIVE INFLUX of around 65 residents! And then there are the shadows...they would have killed a large portion of Hintonburg's children. The 9 story differential will save around 237 lives by my estimation.
