I'm just glad you didn't post the article where Melnyk muses about building a new arena in Kanata. Talk about doubling down on a mistake.

Was the Capital Park always going to be a park in the other plans? Good to know the contaminated backfill will stay in the ground.

Not all of them. RVL's plan was to build on the periphery and keep a smaller park in the middle:

DCDLS ha the partially underground arena on that plot of land (making their plan even less realistic in hindsight).

Other master plans do, but it's hard to tell if Bayview wasn't in the scope or planed as a park.

NCC board: Tram preference on Wellington, new pathways at LeBreton Flats, master plan for Gatineau Park

Jon Willing, Ottawa Citizen
Publishing date: Jan 21, 2021 • 50 minutes ago • 4 minute read

<snip>

New pathways planned across LeBreton Flats

New multi-use pathways will cut through LeBreton Flats by the end of the year.

The NCC is building pathways from Pimisi Station to both the pathway along the Ottawa River and Bayview Station. A public consultation on the project will begin Friday.

Katie Paris, the NCC’s director of the LeBreton Flats redevelopment, told the board the pathways will be constructed in the public realm parts of the master plan. When there’s eventually more construction on LeBreton Flats, the pathways will be part of the site, though they might be reworked or shifted slightly to complement surrounding development, Paris said.

The LeBreton Flats master plan is scheduled for board consideration in April. The NCC continues to run a procurement program for development of the “library parcel” at Albert and Booth streets.

NCC CEO Tobi Nussbaum said the NCC continues to be open to a dialogue about what kind of major destination building should anchor LeBreton Flats.

The board approved a separate development plan at LeBreton Flats when it comes to the fourth phase of residential construction by Claridge Homes east of Booth Street.

Claridge is building a 25-storey condo building with a 50-child daycare and a 30-storey rental building with two floors of retail. There will be 595 new residential units between the two towers.

The Building LeBreton renderings show a wall between the pathways and plazas along the aqueduct with the Confed elevated above that wall. That said, Confed looks to be mostly at ground level between Pimisi and Bayview.

Questions are, will they ever build that wall and how? And if there is no wall, will it just be a chain link fence? I feel we need a better way to segregate what will be a busy pathway and eventually an entire urban district from the rapid transit line.

The NCC is building new pathways in LeBreton Flats to connect Pimisi, Bayview/Trillium Pathway, and the River (Capital) pathway. Separated cycling and pedestrian tracks. The design includes a "lookout" area with a view of the aqueduct.
Construction to be completed in late fall.

^ This should provide a direct connection from the River Pathway to the new Library. I rode through there on the weekend. Once you pass by the lower level of Pimisi and pass under Booth, there is a connection to Lett St but the path otherwise dead-ends right where Brickhill St. used to be. I assume it will be connected to Library once it is built.

Was there on Saturday. Opening up that part of the aqueduct is long overdue. Looking at that area it got me wondering what it would take to covert the area north of the aqueduct into a temporary park so people can actually use it.

looks like the teams from Zibi are looking to develop Lebreton has well. Thats good news in my opinion.

The three proponents who will be invited to develop detailed proposals to build a mixed-use development at the LeBreton Flats Library Parcel

Dream LeBreton is a partnership between Dream Asset Management Corporation and Dream Impact Master LP. The Dream LeBreton design team is led by KPMB Architects and Perkins & Will, supported by Two Row Architect and Purpose Building, with PFS Studio as the landscape architect, EllisDon as the construction manager and Innovation Seven as the Indigenous engagement consultant.

One Planet Living LeBreton is a partnership between the Windmill Development Group, Ltd. (Windmill), Epic Investment Services (Epic) and Centretown Citizens Ottawa Corporation (CCOC), supported by Diamond Schmidt Architects, DTAH Landscape Architects and Ledcor Projects Eastern.

Team Central is a consortium led by Trinity Development Group, along with their local partners Hobin Architecture as design lead, Morley Hoppner as construction manager, Ottawa Community Housing as owner and operator of affordable housing, and the Good Companions as the owner and operator of seniors’ services.

That's some interesting teams.

Definitely some good names in both architecture as well as management of social enterprises.

interesting to note that the One planet Living Proponent associated themselves with Diamond Schmidt Architects who designed the library that will be built next door.

I see it includes air rights to build over the station. How does that work? Does that mean they could demolish the upper floor of the station and build a condo right on top?

It means they could build over the track. Similar to what Carleton did with their parking complex over the Trillium O-Train line.

They might be able to integrate the station house, similar to Claridge Moon. That would require substantial demo (keeping the stairs and elevators), which could mean closing the east entrance for a while. They could also build around it and over the tracks and simply plug-into the existing station house, which would require a new set of fare gates.

Interesting to see Windmill and Dream compete. Anyone of them would be excellent choices, I'm sure.

I'm less enthused with Trinity/Hobin. What I've seen from Trinity does not impress me (Lansdowne, Chapel+Rideau, failure to get RVL done) and I'm getting a bit bored of Hobin designs. Good quality, but relatively plain and repetitive designs. The premium RLA. That said, it they win, the Good Companion site across the street will likely become available for redevelopment.

In any case, covering the tracks, integrating the station and proving an indoor link between Pimisi and the Library are my top wants from this process.
