1. 21 Places in 2021

Wood TV put together a little montage of 21 places / projects "in and around" Grand Rapids that hope to open in 2021. Using the quotes, because they include projects outside the city limits too; even Kalamazoo - for some reason. There's a short video at the link below. There's a lot of photos too (too many to try and re-post on here).

2. Spectrum Health Brass Works Building

Spectrum Health has purchased the Brass Works Building (648 Monroe Ave NW) and an adjacent parking lot in Monroe North for $25 million, with plans to remodel the Brass Works and connect it with a new ~ 80,000 - 100,000 SF building to be built on the parking lot. Plans also include a new parking ramp. This is all part of a much bigger jigsaw puzzle built around Spectrum's plans to consolidate separate, independent leases, lower the rent costs, and repurpose current administrative space in properties along the Medical Mile.

Integrated Architecture's new office in Monroe North (840 Ottawa Ave. NW) is nearing completion. This was about a $2 million renovation of a 13,600 SF building -

Three new recreational marijuana retail shops were on the agenda for the Planning Commission's meeting today (01/14/21). Another one, "3 Fifteen Cannabis" - proposed for 709 / 715 Michigan St. - went before the Michigan Street Corridor Improvement Authority and Midtown Neighborhood Association yesterday (01/13/2021) to present their plans. The proposal includes demolishing two existing buildings and constructing a new 2-story, mixed-use structure. Residential would be above the marijuana retailer and another future tenant, TBD -

The city hosted a public hearing Tuesday night for the $4.1 million in tax exemptions that Perrigo is estimated to realize over 12 years for opening its new headquarters downtown (based on $11.4 million property tax) -

Frederik Meijer Gardens held a ribbon cutting on Monday, January 11, 2021 for their new welcome center. It took a long time (under construction since 2017), but it looks like it was worth the wait! More photos at the article link below -

Saw this last night - The approved proposal will now consist of (60) 1-BR units, (92) 2-BR's, and (88) 3-BR's. It looks even less inspiring than the Studio 28 redevelopment.

The planning commission previously rejected the site plan because it didn’t meet all the city guidelines and listed more housing units than what was previously approved. The earlier plan by Magnus Capital Partners called for five buildings that were four stories each. The newly approved project is for seven buildings, only one of which is four stories...

This would be a pretty significant development, if / once all phases are complete. I'm not 100% sure, but per the rendering below, it kind of looks like the existing masonry building on the NE corner of the lot would be saved and repurposed -

Rockford Construction just published its 2020 Year in Review. If there were one Construction Firm at the top of the list for reshaping Grand Rapids in recent years, Rockford would be that firm. Take a look here.

A zoning ordinance change that goes into effect on March 01 will allow for first-floor residential units (instead of commercial storefronts) in roughly 50% of the city's commercially zoned properties. This is being done with the intent of helping address the current housing shortage and helping property owners that are struggling to find commercial renters for their ground-floor spaces.


Downtown Grand Rapids Inc. is leading the charge for revisioning five surface parking lots on the city's West Side. The vision is focused on hundreds of units of mixed-income housing, peppered with spaces for small businesses & entrepreneurs. The ~1,300 parking spaces would be replaced by parking ramps, as necessary. Local architecture & urban design firm Lott3Metz is helping create a visioning plan for the area -

GRAND RAPIDS, MI — The public authority that owns Van Andel Arena has reached a tentative agreement giving it the option to purchase a stretch of land along the Grand River that it’s eyeing as the site of a proposed 14,000-seat amphitheater. The Grand Rapids-Kent County Convention/Arena Authority (CAA) reached the tentative agreement with the city of Grand Rapids, which owns the land at 201 Market Ave. SW. The CAA board is expected to vote on the agreement at its meeting on Friday, Feb. 5...
There will be some conceptual plans presented on February 24 for the site (I think the entire site, not just the amphitheater). That will be something to watch for.


Apparently, according to a filed permit, the retailer that will be moving into the new space on Lyon (adjacent to the DeVos Family HQ project) is Dollar General. It will be one of their "upmarket" DGX stores, basically a small convenience store that will include fresh food items. Here's a Nashville DGX store, and while it's a bummer it's not a more local business, this is a good improvement -

Grand Action 2.0 has released its latest conceptual plan, geared towards spurring redevelopment of 31 acres along the east bank of the Grand River, between Fulton and Wealthy Streets (including the city-owned parcel at 201 Market Avenue). The private, non-profit economic development group commissioned Kansas City, MO-based Populous, along with local firm Progressive AE to produce the report -

  • 10-plus acres of new public open space connected to the Grand River

  • Adventure park, kayak pit-stop, zipline, and seasonal attraction or cultural park
  • Community green space to accommodate multigenerational gatherings and activities
  • Ground floor retail and trend-forward mixed-use prioritized for minority-owned businesses
  • 12,000-seat amphitheater on the 201 Market site
  • 1,500 to 1,750 mixed housing units with a dedicated site at Wealthy Street and Market Avenue for affordable housing on the park and river
  • 1,675 new parking spaces to support mixed-use and other functions
  • Recommended sites for future downtown development of housing, soccer venue or aquarium
If even half of this could eventually happen, it would be amazing!

It’s a great concept I remember a few years back a proposal to “naturalize” the Grand River for recreational purposes this plan seems to piggyback off the original while being much more ambitious in terms of future development. Certainly would be a game changer definitely one I’ll be watching.
