161 Maiden Lane’s Glass Curtain Wall Resumes Its Rise, In The Financial District

Façade work is progressing on Seaport Residences, a 670-foot-tall residential skyscraper at 161 Maiden Lane in the Financial District. Formally addressed as One Seaport, the topped-out 60-story building is designed by Hill West Architects and developed by Fortis Property Group LLC and will yield 80 units. Groves & Co is serving as the interior designer for the 200,000-square-foot structure, and sales will be handled by Douglas Elliman Development Marketing. Ray Builders is the current contractor for the project.

A handful of glass panels have been installed since February’s update, and work has begun on a small section near the bottom of the northern elevation. Several curtain wall panels were seen along Maiden Lane next to the sidewalk scaffolding, indicating that progress is indeed happening. It looks like the more slender sides of One Seaport will be enclosed first, followed by the northern and southern faces. It will likely be some time before the glass railings for the balconies on the eastern and southern elevations are hoisted into place.

The tower will provide uninterrupted views of the Brooklyn and Manhattan Bridges, Brooklyn Bridge Park, the New York Harbor, and the Downtown Brooklyn skyline. The closest subways are the 2 and 3 trains at the Wall Street station and the 2, 3, 4, 5, A, C, J, and Z trains at the Fulton Street station.

Despite One Seaport running into some disputes regarding the applied construction techniques and the overall structural safety of the skyscraper, work resumed at the waterfront site, which is the tallest residential property in the Financial District along the East River.

A revised completion date for Seaport Residences has not been announced, though sometime in 2021 seems likely.

Huh, guess they never resumed cladding like that article a few months ago said.

I hope they do because thing looks terrible.

How can they just keep on working on it if it's twisting and warping. Is that still a problem? Did they do any sort of mitigation work already?

I believe there was a study conducted on any sort of soil disturbance and if it posed a threat to the project. I don't believe (I have to find it, could of swore I read about it a year ago) that there was not any risk of collapse.

It gets worse.

That's the thing with NYC, lots of really good angles architecture/aesthetics wise, but also a ton of just horrible angles of perspectives. A lot of gem towers, but also a ton of freak shows too. The area around MSG has some terrible pieces of architecture rising in the form of hotels. Ghastly towers, where blank walls reign supreme and facades out of Picasso's nightmare.

Parade indeed. This and 45 Park have been u/c since time itself came into the singularity that gave birth to everything we know.

I can't think of the name at the moment, I think "The Royale" or something along that, near the WTC, but it was a 15 floor or so tower that was on hold, back to u/c, on hold, back to u/c but at a snails pace, idk if that one holds the record, but longest 14/15 floor tower ever to be u/c... and it was a slender too. What the hell was the name... ughghg, its bothering me now.

Glass Regresses From One Seaport’s Allegedly Leaning Concrete Frame, In The Financial District

Recent photos show sections of the reflective curtain wall removed since our last update in May. It is unclear as to the cause of this regression on the 670-foot-tall project, which is still reportedly leaning three inches to the north.
The most prominent section of glass removed is between the podium and the first mechanical levels on the slim East River-facing elevation.


Seaport Residences is currently the tallest residential building along the East River waterfront of the Financial District, and could possibly remain so for a number of years unless the vision for the adjacent 80 South Street is realized. This would far surpass the architectural height of 161 Maiden Lane and dramatically transform the Lower Manhattan skyline. Another equally tall development that could be built is the nearby 250 Water Street.

YIMBY expects Seaport Residences to be completed sometime in 2021, though a formal revised completion date has yet to be announced.
