The design isn't appealing at all and the massing feels bulky. A taller more slender design would suit this location better.

And why is there so much plywood-looking material on outer walls taking up space where people could have windows to look out of, let alone the gray material taking up window space next to actual windows? It looks like only about 40% of the outer walls are actual windows. Who would want to live in a place with so few windows? There's so much wrong with this design. It looks like it was designed by a high school drafting student.

I don't know why they said 12 floors, though. I counted 17 floors, and possibly 18 if that's not a double window in the lobby area. This is easily a 200+ foot building. Quite a bit taller than what I'd expect a 12-story residential building to be.
