A used parking lot on Barton Street near Sherman could become home to 14 families if a new project by CGS Curran Gacesa Slote Architects Inc receives planning approval. If approved it would be the first new apartment building on Barton Street in 100 years.

Partner Bill, Curran says, “by redeveloping an unused parking lot empty for decades with much needed housing, we intend this to be a strong catalyst for redevelopment in this resurging neighbourhood hub.”

The firm has already designed a similar project– at 118 James St. N., the Reservoir Dogs townhouses, the Mosaic Bar / Bateson Lofts building and the modest garden of the john Howard Society.

This is really great.

Barton between Sherman and James (make that Ottawa and James) can really use more of this, along with conversions of older 2-3 storey properties that used to be retail... which can be again in many cases on the ground floors.

Nice look and scale. Hopefully we see more sorely need gentrification in this area and less sex workers and junkies.

Honestly this could go a bit taller and still be acceptable. I'd suggest 4-5 storeys at least. We need more housing, and more people in Barton Village area would help a lot.

I will say as I've said numerous times, we shouldn't be disparaging those with addictions issues and sex workers. Though I'd prefer to see a proper brothel rather than walking around bothering people on the street.

Great little development. We could use them all over the city and Barton is prime for loads of them. This particular property has been a gravel parking lot forever. It often full of garbage and deserves some love. Hope this moves quick.

not technically true. LJM Tower is under construction on Barton Street East right now, and it is beside a 1960's/1970's apartment building so it's not exactly 100 years. It's in the former City of Hamilton too so you can't claim "100 years in Hamilton" either.

Great news. If Barton starts to receive more of these types of development it will surely be a great win for the city. Barton has excellent bones and I'd love to see old bank buildings incorporated into podiums and the like for medium sized developments. Between the de-paving movement, the BV resurgence and hopefully hubs built around major N/S roadways (LRT should help this), things are turning up Milhouse!

Hamilton architect Bill Curran hopes to build something atypical — a brand new apartment building on Barton Street East.

The longtime advocate for housing intensification in the city equates the site at Barton and Earl streets, just west of Sherman Avenue North, to a “missing tooth” he’s looking to fill.

Curran’s aspirational plan for a four-storey commercial/residential structure at 647 Barton St. E. is a long way off. The approval process started in late July. In an email, a city spokesperson told The Spec the planning department received a consultation application on July 19 with preliminary drawings.

HATS will be using this parking spot for two years to house their temporary tiny shelters. A notice was sent out to neighbours per Facebook.

That would be a great improvement. The 'parking lot' where the project is proposed is basically a quarry at this point. I've never seen such large loose rocks and crevasses in an ostensible parking lot.

This fab project had a huge number of Minor Variances unanimously approved by Hamilton's Committee of Adjustment on May 18, despite City Planners fighting it and calling it 'overintensification'.
This is a pretty good indicator of how our City staff Planners are anti-intensification, so sad.
Let's see if this gets built or if the developer gives up in frustration and the lot sits empty for another 40 years.
