Agreed. I assume that's standing room only. I wonder if they plan to dig out the floor and go subterranean to increase the size.

Pearl to host summer night markets starting Wednesday

The Pearl is launching a new summer night market event Wednesday that will offer live music, food and vendors.

The night markets will occur every first and third Wednesday through July . More than 40 vendors will offer a variety of products at the market, including handwoven baskets, hand-pressed greeting cards, in addition to the large food scene at the Pearl.

Some vendors will be new, while others regularly attend other market events at the Pearl.

Based on previous attendance for weekend farmer’s markets, “a few thousand” people are expected to gather for the summer night markets, said Samantha Pappas, assistant market manager for Pearl Commercial.

“Guests attending the night market in return support the restaurants (and) businesses we have at Pearl, including shopping and dining with our tenants,” she said.

Free live music performances will be held outside the Pearl park area. near the vendors. Local artists will be featured, each selected by the Stable Hall group. The Brothers WayFare kick off the first performance of the summer Wednesday from 5-9 p.m.

Others musicians scheduled to perform include Mariachi Las Coronelas, Noah Harris, Spud Sims, Kathryn Legendre and Juliette McConkey.

Pappas said it’s important for the Pearl to hold events to promote local and family businesses to support San Antonio. “Especially after us having to be apart for the last two years, it’s exciting to once again be able to gather and enjoy time together.”

'Opportunities to fly': The Pearl’s division into 3 companies begins new era of growth

In 2001, the Pearl and Lone Star properties were like mirror images north and south of downtown: two vast brewery complexes on the San Antonio River that once had been engines of the local economy — only to be left vacant.

Their fates diverged that year when private equity company Silver Ventures, owned by billionaire and former salsa magnate Christopher “Kit” Goldsbury, bought the Pearl property and started renovating it into the trendy neighborhood and culinary center that it is today.

Many hoped that something similar could be done to Lone Star, but multiple efforts failed.

Earlier this year, a new subsidiary of Silver Ventures considered taking a crack at it.

That company, Pearl Build, is one of three that split from Pearl last July, and since then, it went on a hiring spree. The people who made up Pearl’s development team — who conceptualized projects and shepherded them to reality — became a company led by CEO Bill Shown, Silver Ventures’ longtime director of development.

Each of the three companies that used to be one is headed by a Pearl veteran, each with its own focus and an enlarged staff. The idea, originating from Silver Ventures CEO Bryant Ambelang, enables the companies to be “more nimble, more independent and more focused,” Shown said.

The three companies are headed by Pearl veterans and have their own focus and an enlarged staff. The idea, originating from Silver Ventures CEO Bryant Ambelang, enables the companies to be “more nimble, more independent and more focused,” says Bill Shown.

Bill Shown, who started his career as a real estate lawyer, recalls telling Christopher “Kit” Goldsbury, the owner of Silver Ventures, that his plan to remake Pearl was a “terrible idea.” He went on to become Pearl’s first employee in 2005.

“I just knew that they needed somebody, and I thought, ‘If somebody screws this up, I want it to be me,’” he said.

He is now CEO of Pearl Build, one of three companies that the company behind Pearl has been split into. Outside work, he enjoys training Labrador retrievers and bird hunting with them. He and his wife of 35 years have a hobby of building and renovating homes.

He sat with the Express-News to talk about the future of the new company he leads.

Austin's Paperboy creators bringing Full Good Diner to San Antonio's Pearl

Pearl is gaining another restaurant this fall. The minds that created Paperboy, a popular Austin restaurant, are bringing Full Goods Diner to San Antonio.

While an exact date has not been revealed, the new breakfast and lunch eatery is slated to open in September in the Full Goods building at 200 East Grayson Street, San Antonio, TX 78215. The upcoming Full Goods Diner intends to bring a feel good, approachable space to Pearl property.

Menu items like handmade pastries, seasonal toasts, breakfast enchiladas, pancakes, sopes, carnitas tortas, and hill country salads will all be scratch-made and inspired by the seasons.

The team that made Paperboy a hit in East Austin, Ryan Harms and Chef Patrick Jackson, are teaming up with Potluck Hospitality. Though Harms made a mark in Austin with the 2015 launch of the Paperboy food truck, and then brick-and-mortar, he's a San Antonio guy.

“Having grown up in San Antonio, I am particularly excited to be back here, contributing to the city’s dining scene," Harms says in a statement. "We are so proud of what we’ve created with Paperboy in Austin and can’t wait to bring this fresh, yet familiar style of food and hospitality to our guests."

Chef Jackson will be joined by chef de cuisine, Ruvin Samarasundera. Samarasundera's experience includes working with legendary chefs like Thomas Keller and Michael Chiarello.

The Full Goods Team worked with Laura Brittain of Kempt Design Studio and architect Chioco Design to create a warm space that would match the inviting menu. Renderings show plenty of shaded, outdoor space, wooden accents, and a greenhouse-style entry.

The outdoor space will provide front-row viewing of the upcoming Pearl plaza. Full Goods Diner joins a group of new restaurants preparing to open at Pearl. Ladino, a Mediterranean grill house is also coming to San Antonio from an Austin-based hospitality group. Carriqui, a massive new restaurant, is set to open in September in the storied Boehler building. Stable Hall, a new music venue with a beer garden, is scheduled to open in spring 2023.

“We are excited to welcome Full Goods Diner to Pearl,” Pearl CEO Mesha Millsap says in a statement. “Their menu is very reflective of San Antonio and we’re thrilled that they are anchoring Pearl’s new plaza and joining the excellent lineup of culinary concepts in the neighborhood.”

First Look: Carriqui at San Antonio’s Pearl District

The restaurant, which will seat almost four hundred diners, is built around a historic building that was painstakingly preserved and updated.

Although it doesn’t open until September 2, Carriqui, one of several new restaurants debuting at the Pearl complex next month, already has a storied past. The space is centered around a wooden house that was built in 1890 for German brewmaster Fritz Boehler, who ran it as a biergarten, saloon, boarding house, and general store, serving many employees of the nearby Pearl Brewery. A century later, it was known both as the home of the beloved Liberty Bar as well as the building with the distinct slant that it had developed over the years. In 2014, several years after the Liberty moved to its current location in King William Historic District, Silver Ventures, which had successfully developed the Pearl area, bought the building and began an ambitious rehabilitation and renovation that would stretch over eight years. To complement the structure and help turn it into a destination restaurant, the team added a second building and a large patio. Potluck Hospitality, recently spun off of Silver Ventures, aims to turn Carriqui into the highest-grossing restaurant in the state in just three years. Named after the green jay, called the carriquí de montaña, it will celebrate the cuisine of South Texas (the bird’s sole U.S. habitat). Here is a sneak peek at what visitors can expect.

Pearl developer Silver Venture finally teased a few more details on Tuesday, August 9, for its planned seven-story apartments on the north River Walk near the Pearl Brewery, which includes a "really cool concept" that will fill the ground floor restaurant space. Omar Gonzalez, director of development at Silver Ventures, told Bexar County commissioners court members that the concept will be managed by Pearl's restaurant group Potluck Hospitality.

Potluck Hospitality is the company that branched off from Silver Ventures to oversee Pearl restaurant concepts like Brasserie Mon Chou Chou and Best Quality Daughter. It is also responsible for bringing the new concept Carriqui House, The Rock House, and The Courtyard & Back Porch on Grayson Street.

"We think it's going to be a really cool concept," Gonzalez said. "If you've seen, Potluck Hospitality is about to launch a few new restaurants so we think they know what they're doing in the restaurant business and we're really excited to see that come to fruition."

Gonzalez didn't go into detail as to what that concept will be when finished.

Here's some of what Gonzalez revealed Tuesday.

Elmira Street Apartments

The seven-story, 263-unit apartments will be located at 1126 E Elmira St., San Antonio, TX 78212.

The project is a $54.1 million investment.

The ground floor will have a restaurant open to the public. The restaurant will employ about 30 people.

Concept drawings show a pool and deck above the ground floor space.

Gonzalez said the leasing office will be more like a "coffee house" to avoid feeling like a "transactional space."

He said the Elmira Street Apartments will provide housing to artists, musicians and chefs through an in-residence program.

Those artists, musicians and chefs will share their work and creations with the residents.

Commissioners also approved a 10-year, 40% tax abatement that is equal to $596,875 in economic incentives.

During the meeting on Aug. 9, members of the Pearl’s development team updated county commissioners on the project: a $54.1 million, seven-story, 263-unit market-rate apartment building at 1126 E. Elmira St. across the San Antonio River from the Pearl.

“You can see now that Pearl has created this district that has then created more and more opportunity including housing and jobs and restaurants,” Omar Gonzalez, Pearl Build’s director of development, told commissioners. “I think this idea of work-live-play is absolutely the future. I know it got a little bit stunned because of the pandemic. But people do want to have a place that’s walkable, that’s urban, that’s convenient. Pearl is starting to build all of that. I think everything around that is starting to come together. This is in that vein.”

FROM THE ARCHIVES: This story, originally published in October 2017 by development beat reporter Shari Biediger, dug deep into the creation of the Pearl, the high-profile venture in the former Pearl brewery complex north of downtown. With its gathering spaces, restaurants and the Culinary Institute of America, the brewery redevelopment has become a model for San Antonio’s growth, featuring new ventures in historic buildings.

The area has continued to grow in the years since; this year, the century-old Boehler’s House reopened as Carriqui, nearly 1,200 new apartments are underway across the river, and developers announced plans to convert the Pearl Stable to a 1,000-seat live music venue and biergarten.



Rare is the modern-day development that has the power to transform a city. Yet the crown jewel of downtown San Antonio revitalization, unfolding on the banks of the Riverwalk since 2001, has been accomplishing that for more than a century.

The opening of the Bottling Department Food Hall in October 2017 signaled a new phase for the former brewery owned by Silver Ventures CEO Christopher “Kit” Goldsbury.

With a vision to remake the dilapidated industrial site into a culinary destination, a lot happened in those between years — including the addition of a luxury hotel on the banks of an expanded San Antonio River Walk.

Now in 2022, with Pearl leadership preparing to cut the ribbon on 1100 Springs Plaza, it’s clear that the gem of a development on the north edges of downtown SanAntonio just keeps evolving.

But bringing people together around food is still the focus.

The Springs and the Bottling Department are home to multiple food vendors and Pearl-owned restaurants and bars and wide open green spaces that encourage people to sit and stay awhile. With Jazz TX and the Pearl Stables in the mix, entertainment is also part of the draw.

In nature, the most valued of pearls are formed by chance. In San Antonio, the Pearl is transformative by design.

Thanks for the pics. I'm glad the Pearl has gotten with the program over the past couple years and realized that excluding cars from public spaces is a good idea. I'll have to walk over there this week and check it out. I believe once the Samuels Glass building is renovated all of Karnes Street will be closed to cars, which is pretty rad.

As the Pearl has matured I keep thinking back to a conversation I had with a random person there 10 years ago who said she wouldn't be back because "there was no parking" (which was preposterous at the time, all streets were open to cars and there were acres of free and abundant parking, even directly in front of the restaurants). Now parking is actually somewhat tight (by SA standards), but it's more popular than ever. Perhaps there is some connection between limiting cars and the desirability of urban spaces???

That is not the case at all. There is plenty of parking and more is being added.

I don't think anybody expects free parking in or around Downtown anymore. If anything, it's over priced. The Pearl has plenty of free parking, and even the paid parking is more reasonable than Downtown.
