I have a soft spot for adaptive reuse, especially old brick industrial buildings properly converted to either residential/commercial use. When the old brick work is giving a new life, more of the modern panel construction don't compare in quality or looks. These are some of the more handsome buildings we have and there's plenty of delapidated or in severe disrepair brick buildings from our industrial past to go around for more adapative reuse. Hope we get to see more.

Love this project.
Note in background, cranes (right to center)for UCitySquare, Riverwalk (south tower), and LVL North. In the middle ground 1300 Fairmont still has it's construction elevator, but gives nice depth to the skyline. Arthaus is just out of site behind the new mural.

First phase on navy yard development will be lab/manufacturing space built on speculation. IMO UCity projects should be building on speculation because it's easier to move to buildings that already exist. The navy yard is good for those who need a manufacturing or industrial component though. Completion is expected before the end of next year on the first building.

New labs and offices to rise at Navy Yard as part of recently chosen team’s first $400M phase of development

The two life-science projects ― a lab and office building and a drug-manufacturing plant ― are part of a first phase of development under the deal that Ensemble and Mosaic struck with the Philadelphia Industrial Development Corp., which manages the Navy Yard on the city’s behalf.

That initial phase is expected to involve $400 million in new construction and to include the Navy Yard’s first residential properties, the companies and PIDC said in a release on Tuesday.

The team’s first new building is to be a three-story, 100,000-square-foot lab and office building that would rise at 1201 Normandy Place, near the Corporate Center Development, Ensemble and Mosaic said Tuesday.

It will be built as a “residulative” project, meaning that work will begin without having tenants lined up for the space, and is expected to be completed before the end of next year, the companies said.

Ensemble and Mosaic will also soon begin marketing another nearby property, at 333 Rouse Blvd., as a development site for life-science companies seeking a custom-built drug-manufacturing plant, the developers said.

That property can accommodate a facility of up to 120,000 square feet, they said.

The construction sites are near a 12-acre section of the Navy Yard that’s being called the Historic Core District, which PIDC has said would become the Navy Yard’s “downtown.”

The area, largely bounded by 11th and 12th Streets, between Flagship Avenue and Normandy Place, is seen as accommodating 1,000 to 1,500 apartments in restored buildings, along with restaurants and shops to serve residents and nearby office workers and lab techs, PIDC officials have said.

The other site in the new development push is being called the Mustin District, after the former Henry C. Mustin Naval Air Facility airfield that once occupied much of the tract. Its 97 acres extend east from League Island Boulevard.

Officials have said the district could support as much as three million square feet of new office, lab, and production space, emulating the Corporate Center’s atmosphere, and could also potentially accommodate residential buildings along its quarter-mile waterfront.

There are some good midrise projects in the CDR this month. Less sexy, but still great for the economy, is lots of proposed warehouse space. My favorite in here is 4401 Ridge Ave, which if done well is a cool neo-Brutalist structure. Its primary material is concrete.

There's quite a bit of development in East Falls, but I'm not going to be impressed until one of those god awful gas stations are redeveloped.

There are several more projects coming to East Falls that are yet to be announced, including one on a gas station site.

The Northwest sections are getting a lot more attention now and development sites are scarce, especially since many of the best ones are held by out-of-state mega-owners who never sell anything. That said, I know of several new developments coming to Mt. Airy, East Falls, Chestnut Hill, and Manayunk/Rox that I would never had guessed were coming.

Hey Aaamazarite, a couple of months ago you mentioned that you expected a couple of larger scale projects in UC to be announced. Any news re these, or did they go south?

One of them was the 30th Street project that just went to CDR. There are two other 20+ story ones I haven't heard much about lately.

I know of three sites, two medium-sized and one very large that are under contract with one of our bigger developers. Another big site has been under contract for a long time, but it's a very complicated transaction.

Another enormous site has been passed around to developers but I don't think it's getting much play because it comes with an even more enormous price tag.

One medium-sized site was acquired by a known developer but I think they're just sitting on it for now. Another site was about to close with a buyer and begin construction but the developer pulled out and now it's back up for sale.

Two other small footprint but still tall ones by one developer (who has never developed anything before) are stuck in the permitting process.

I know of one property that traded recently to a developer but I think there might be an ongoing lease that has to be honored.

So yeah, still a bunch of stuff in process but some slow down as well.
