Is it bad that I hope the entire Denningers lot gets redeveloped at some point soon? It would be nice for a newer and larger Denningers takes it place. The one at Burlington mall is beautiful.

Nope. Not bad at all... I hope for the same. Denninger's is a local staple and their flagship store can be so much more than it is.

Personally I'd just be happy if they restored half the pediments on the rowhouses along this stretch of king that have fallen off over the years - or been ripped off..

Denningers has a beautiful old wall Coca-Cola advertisement that's hidden because of the apartments. It's too bad, those side of building wall advertisements really add character.

I'd be happy if someone wanted to build on that lot. But I also think it could be a really nice public space, too.

If I were planning it, I'd put something at the back of the lot facing onto that space. Because of Jarvis, it doesn't feel like a missing tooth in the way other gaps do. Those buildings already have windows and entrances that face inward.

I definitely agree with you that Denninger's needs to get its act together, however.

The Jarvis street lot would be a great square / park hybrid space. Especially if the Denningers lot got developed.

It’s an important pedestrian connection through to Jarvis too, so I wouldn’t want to see it just be another building.

It’s one of the few lots downtown I would actually prefer see converted to public space instead of developed.

I've got an idea

Extend Jarvis fully back to King, like it used to be. With this condo and KiWi going up, they'll need it. Then, build on the rest of the lot, but not fully to the street. Have it step back at the corner, leaving a plaza not unlike this building in Dundas, only a bit bigger.

Hell, you wouldn't need to relocate the clock tower

I would add another story or two to the example above and have a little more space for the plaza but otherwise...

I like that idea too - Jarvis open to King, a 3-4 storey building covering the rest of the lot with a small plaza on the corner.

Nope. I may be foolish to hang on to LRT dreams but Jarvis is fine as it is. Clean that parking lot up and put some benches, some nice pavers and some public art. Could even fit a three storey building beside that blue one on Jarvis. Ground floor retail on the square and some residential above. That alleyway could be cleaned up as well.
