154 Main St East | 81.75 m | 26 fl | Complete

https://www.thepublicrecord.ca/2017/...n-and-jackson/

Quote:
The owner of 154 Main Street East (SE corner of Walnut Street) is proposing a 16-storey residential building with a six-storey rear structure consisting of ground-level retail and five levels of parking.

The plans are being reviewed by City staff, and the public meeting is yet to be scheduled. The owner’s planner and agent for the development is UrbanSolutions. UrbanSolutions regularly shares all project studies and documents on their website, UrbanShare.info, once the application is complete.

anyone else having trouble calculating the math behind the parking spaces in that article? does it mean about 130 are allocated to the building with the residual left for public use?

From the article:
Quote:
The initial proposal is for 132 one bedroom units (smaller than 50m2), 9 larger one bedroom units, 56 two bedroom units, and 3 three bedroom units.

206 parking spaces are proposed for the building, using a formula of 0.3 parking spaces for each of the small one bedroom units, and one parking space for each larger unit. The building will include bicycle parking.
That adds up to 200 units with a remaining 6 spaces, maybe visitor parking or retail spaces?

132x0.3= 40

9+3+56 = 68

That's 108 parking spaces for tenants isn't it?

Ahh missed that 0.3 ratio

Maybe it's public parking?

I wrote a poorly worded paragraph in my story, my apologies for the confusion. The developer is exceeding the minimum requirements for parking as calculated using the 0.3 ratio for smaller units - the City has approved 0.3 elsewhere in the downtown for small unit builds.
My bad, UrbanSolutions has completed a good early version of this application, the confusion is totally on me.

I'd expect with the parking structure will be a mix of resident and monthly parking. The parking lot is currently full with monthly parking, and indoor parking is in demand downtown. Each of the covered parking lots in the Downtown have waiting lists to get spots.

I wish the early applications had renderings to give laypeople an idea of how it actually looks.
Can't tell if the 16-storey extends to Jackson, or if it's a parking podium back there.

I need to start using the slideshow feature of my WP theme.

Here's an outline showing that the front portion is 16, with parking at rear.

I can't figure out how to resize on the forum, so there's the direct link to the image. I haven't balanced this one, so it's a bit dark.

I really like that. Its a little outside of what we typically see in Hamilton even if it is just grey.
