The Wellington is going to PAC next week for a stepback variance. This appears to be the only major planning approval required to move forward with the project.

No new renders or other images in the PAC report (I think they may have forgotten to include the appendices)

Any idea as to what the effects of COVID-19 will have on projects set for this spring?

Just a guess, but probably none unless the stakeholders are suffering financially to the extent of cancelling or delaying projects. There is still a big demand for apartments, so that is a guaranteed market right there, even in these uncertain economic times.

We'll have to wait and see, but everything the PAC's have already passed should hopefully go on. Especially if it is housing related. If we had hotel or office space projects in the works, that might be more at risk; but the housing crunch is extreme all across the maritimes, so as long as the work crews are healthy, I suspect we'll see them break ground and start building.

It’s pretty quiet on the forums lately and we are all being plagued by negative news. I’d like to share some good news that’ll hopefully give you a feel good moment. 194-196 Duke Street has sold! This residential building sits at the corner of Duke and Carmarthen, it suffered a fire a few years ago and has long been an eyesore to the community. I’m excited to see what the new owners will do.

Some new exciting work permits under review in the uptown area.

80 Charlotte Street: this building was recently sold, change of use and renos.




95 Wentworth: the gothic arches site. work permit for foundation work




44 Water Street: a new restaurant coming?

I was up on fort howe overlooking uptown and I can see how the Wentworth, Telegraph and Wellington will fill up the dense looking skyline even more - especially with the Wentworth being built on the highest point in the south central peninsula. Canterbury parkade blocked off now and it appears they are doing minor prep work

As mentioned above prep work for The Telegraph on Canterbury has begun. According to the mayor the art portraits will be taken down with the intent of finding a new home.

The city is revisiting the Market Slip dredging project. They’ve awarded TerraEX Inc. the project. This work will require a temporary road through the beach volleyball courts for trucks to get to and from the site.

This work is being made so that the city can put in docks for recreational boaters to stop uptown. No official word on when this work is going to be done but I expect sometime this construction season.

The 8 famous Saint Johners portraits are moving locations to Ken and Holly Singh’s new building at 154 Union. (Old fire station) The building has been newly renovated to house three residential units two of which have already been rented and they’re in talks with someone for the commercial space. The paintings will be placed in the back facing a parking lot off Charlotte Street.

These two buildings who’ve sat vacant for many years have been recently bought by separate owners and are soon going to renovated into up to 5 units.

Seems like a lot of development activity is continuing despite the COVID pandemic. Here's an application for a new 29 unit building on Lower Cove Loop behind the recently renovated Salvation Army building.

Develop Saint John is rolling out online construction updates of The Telegraph. I’ll be posting the information in here starting with this weeks. I reached out to them asking if they’d do one for 95 Wentworth and they said they would.

That's great news. Really exciting to see news of developments of both new builds and purchases of vacant buildings. Going to feel like a much more dense, busy Uptown in a few years.

In a letter to the Heritage Development Board in this week’s agenda talking about the benefits of The Telegraph architects MacKenzie Comeau mentioned a point that caught my eye.

A national-brand grocer has considered a return, to the centre of Saint John, when approximately 250 additional residential units are completed and rented; this project represents a significant step towards that goal.
Interesting to know uptown has caught the attention of one of the national brand grocery stores and they’ve given us a target to work towards to achieve a tenant. The Telegraph, 95 Wentworth, The Wellington, and the 29 unit application in the south end make up 191 units and then you add the smaller scale projects like Parrtown we’ll be achieving that number very soon it’s just a matter of getting them all rented.

And yes, the Heritage Development Board approved the design of the Telegraph.
