It has experienced tremendous success in leasing with a wide variety of brand name tenants including Greenberg Traurig, McDermott Will & Emery, TD Bank, TD Securities, Carlyle Group, MFA Financial, KPS Capital, and Sentinel Partners. As a result of the influx of industry titans, there are a number of floors that have been granted as option space. SL Green has now made it clear they will consider dividing these floors in order to cater to the extensive demand from boutique users.

However, the most coveted opportunities lie at the top of the building. The entire 72nd and 73rd floors measure 10,641 and 9,701 rentable square feet and feature 20′ and 24′ slab heights respectively.

^ Having a new office building hit the market right now, 2/3 pre-leased seems like a big win for the developer. Mostly finance and legal tenants, which should be pretty sticky and fit the profile of the building well. When the economy rebounds, this building should lease up the remaining 1/3 pretty easily, I'd imagine. I wonder if the developer will look to sell, or refi and hold pending lease up.

This is the definition of a “trophy” tower, and especially so for SL Green, the city’s largest office landlord. They don’t actuallu build as much as other developers typically do. There are currently about 5 office towers in some form of construction in Midtown (270 Park the only one in midtown east) that are larger than Vanderbilt.

Supertall skyscraper combines classic looks and modern sustainability

One Vanderbilt rises to a height of 1,401 ft (427 m) in Midtown Manhattan, making it the fifth-tallest skyscraper in the United States, behind the One World Trade Center, Central Park Tower, Willis Tower, and Steinway Tower. The building comprises a terracotta and glass exterior (the terracotta is meant to complement the nearby Grand Central Terminal building) and consists of four interlocking tapering sections that twist as they rise.

"As a rectangular plan tapered point tower, its prominent top joins the Empire State and Chrysler buildings on the skyline. At the same time, the design gives the high rise a new relevance of social and environmental purpose. The new building connects both spatially and programmatically to Grand Central Terminal. It opens up a visual corridor at the ground plane and establishes a major public plaza, while providing direct access to the station from its lobby."

The building's grand lobby hosts a large installation comprising a bronze starburst-like artwork suspended from high-tension cables. Most of the rest of its 67 floors are taken up by 1.7 million sq ft (around 160,000 sq m) of office space, which provides large column-free spaces and 360-degree views with floor-to-ceiling glazing.

Elsewhere lies an amenities floor with outdoor garden space, while near the top is an observation point, which boasts the second-highest outdoor deck in New York City.

While we'd caution against considering any skyscraper "environmentally friendly" in a meaningful sense (with the possible exception of timber skyscrapers), One Vanderbilt does have a significant number of sustainable features which help mitigate its impact on the environment.

It was constructed using steel made of 90 percent recycled content and includes a rainwater collection system connected to a 90,000-gallon (roughly 340,600-liter) tank. High-performance glazing helps regulate its interior temperature and a cogeneration system provides efficient heating and cooling. The project is slated to receive the LEED and WELL green building standards.

Wow, these pictures make me miss NYC so much. Had a wonderful trip there last October for an annual thing, obviously not happening this year. It is great to see things finishing I saw being built, and excited to get back next year (I hope!) to see this and others in person.

Next year things should be closer to normal. The observation deck is not scheduled to open until next fall, but the other decks, including 30 Hudson will be open. Lots of new things to check out.
