Construction has passed the halfway mark on 2505 Broadway, a 19-story residential development on Manhattan’s Upper West Side. Designed by ODA Architecture LPC and developed by Tomer Yogev of Adam America Real Estate, the 210-foot-tall structure will yield 44 units. The land was purchased for $50 million by MSD Partners in September 2018 and required the demolition of two low-rise buildings before excavation could commence the following year.

Recent photos show the state of work at the site, which is located between West 93rd Street and West 94th Street, right by the 96th Street subway station with access to the 1, 2, and 3 trains. A plethora of wooden formwork envelops the upper floors of the reinforced concrete superstructure as the newly poured columns, walls, and floor slabs set.

2505 Broadway will span 75,000 square feet, with homes averaging 1,934 square feet apiece. There will also be 5,000 square feet of ground-floor retail space facing Broadway. Amenities include a golf simulator room, a dog wash, and a library lounge. Other nearby transit options include the B and C trains at the 96th Street subway station on Central Park West.

A completion date for 2505 Broadway has been set for July 2021.

A large consortium of non-profit and private developers has revealed extensive proposals to construct two new affordable housing buildings on Manhattan’s Lower East Side. If the proposals and required zoning amendments are approved, the structures would break ground at 151-165 Broome Street within an existing mixed-use complex referred to as Seward Park Extension.

Handel Architect’s New York studio will oversee design of the two new buildings. Applicants responsible for the proposals include Grand Street Guild Housing Development Fund Company Inc., Grand Street Guild East Housing Development Fund Company Inc., Southeast Grand Street Guild Housing Development Fund Company Inc., and Clinton Broome Development LLC.

The first building, referred to as “Building 3-5,” would top out at 15 stories at 165 Broome Street at the corner of Clinton Street. As proposed, the structure would include approximately 235,235 square feet of residential area and 65,668 gross square feet of parking area. This translates to 235 apartments and accommodations for 126 vehicles. The proposed residential component will include a mix of studios up to three-bedroom layouts.

The second building is listed as “Building 3-6” and would top out at 16 stories. Located at 151 Broome Street, mid-block between Clinton Street and Pitt Street, the structure would comprise approximately 174,000 square feet of residential space including up to 245 studio and one‐bedroom units, as well as 14,280 square feet of community facility space.

While the exact programming of the community facility space is unknown at this point, it is assumed that the ground level, which spans 6,167 square feet, would be occupied by a medical office. The cellar level of the community space, an area of 8,113 gross square feet, would be occupied by a social services facility.

Renderings have been revealed for an 11-story commercial building at 167 Plymouth Street in DUMBO, Brooklyn. Located at the intersection of Jay Street and Plymouth Street, the corner lot is also addressed as 29 Jay Street. The site is located three blocks south of the Jay Street subway station, serviced by the F train. Edward J. Minskoff Equities under the Jay Street Office LLC is listed as the owner behind the applications.

Renderings of the office building depict a light concrete massing with an even grid of windows, akin to the industrial buildings of the neighborhood. Upon closer inspection, the design features a structural frame with diagonal cross bracing. The façade has a faceted texture that plays with the light and shadows of the streetscape. The exterior skin is made of glass fiber reinforced concrete and the steel structural frame minimizes the use of columns and shear walls, extending the reach of natural light throughout the edifice.

The proposed 148-foot-tall development will yield 220,767 square feet, with 184,467 square feet designated for commercial space. The concrete-based structure will also have a cellar and a 20-foot-long rear yard.

Construction could soon break ground on a 16-story residential building in Rego Park, Queens, following the release of new renderings from RJ Capital Holdings. The developer, which has filed proposals under the name Trylon LLC, is now waiting on approvals from the Department of City Planning to begin an exhaustive public review process.

Located at 98-81 Queens Boulevard, the irregularly shaped parcel of land forms a triangle with frontage along 99th Street, 66th Road, and 66th Avenue. The existing block supports a synagogue, a large diner, and several other commercial properties that would eventually be demolished should the project move forward.

If approved, the building would introduce 170 new rental homes to the area, including 51 affordable units. The ground floor of the property would support 118,000 square feet of unspecified commercial area, most likely retail space.

Renderings from Studio St Architects reveal a new 19-story tower located at 347 West 34th Street on the eastern edge of Hudson Yards, Manhattan. Described as a “SynaCondo,” the building’s typology will incorporate a portion of the existing West Side Jewish Center with a condominium volume above.

The synagogue’s existing sanctuary is located on the second floor of the building. In its current condition, the sanctuary is not serviced by an elevator and does not offer any exterior views. Current proposals will reorient the religious component to occupy two basement levels of the building, as well as the first and second above-grade floors.

Beginning at the lowest level, referred to as LL2, the project team has proposed a 2,600-square-foot social hall and associated back-of-house areas for patrons of the synagogue. An additional 1,200 square feet will serve as a flexible multi-purpose room for future occupants. LL1 above will support a 2,000-square-foot sanctuary with two freeform skylights to promote the flow of natural light into the space. Additional areas include 1,425 square feet of classroom space and the sanctuary library.

The ground floor will include separate lobby space for both the synagogue and the condominium, a 760-square-foot chapel, a dedicated entryway to the rear Sukkah Garden for exclusive use by the synagogue, and an curved wood stairway that connects to the lower level.

The second level will house an additional 1,450 square feet of classroom area, 670 square feet of office space, a 600-square-foot library lounge, 300 square feet of administrative space, and views of the Sukkah Garden.
