Rendering Released of Proposed 30-Story Journal Square Mixed-Use Tower

A rendering from Minervini Vandermark Melia Kelly that was released by Jersey City’s municipal government shows what the mixed-use building that is being proposed for the Pep Boys premises at 2958 John F. Kennedy Boulevard and both 71 and 73 Cottage Street in Ward C could look like.

The development is now expected to be 30 stories tall and include “186 residential dwelling units, 22,058 square feet of office space, a 115-room hotel, 8,260-square-foot restaurant, 10,088-square-foot banquet hall, and 4,631 square feet of café/retail space,” according to a traffic impact study from Stonefield Engineering & Design, LLC that was updated on March 29.

The plans for these properties were initially slated to go before the board on March 23. At the time, it was unclear exactly how many stories this building was expected to include, with some documents stating that there would be 28 or 29 floors and others noting that there would be 31 stories.

During their April 20 meeting, Jersey City’s planning board unanimously approved an application to revitalize three lots at 2958 John F. Kennedy Boulevard and 71-73 Cottage Street. Currently home to a Pep Boys, the 14,500 square feet of property is down the street from the historic Stanley Theater and near the newly renovated 2 Journal Square.

Architect Anthony Vandermark told the board that the development was revamped amid COVID-19, as plans initially called for an all-residential project. The exterior of the building will utilize an extensive window wall and a spectra alucobond system, which consists of aluminum composite made from recycled materials.

The development’s double-height ground floor will sport a retail café space plus three separate lobbies. One will grant access to the residential component, while the second will be the entry point for the two floors of office space. The third entrance will be utilized by guests of the hotel portion.

It's positively astonishing there is a one story Pep Boys so close to JS station. This will be an improvement to say the least.

I'm pleased to report that this one has now grown to 35 floors!

A former office floor has also been converted to hotel use. Parking count remains the same and hotel room count increased to 154.
