I know this is more of an infrastructure & engineering post, but crews are removing the first of three trusses on the 130-year old Merchants Bridge. The first newly constructed truss will be floated into position, raised and placed in the coming days - a pretty cool feat!

Marlowe Apartments, 10/06/21

The new 205-unit multifamily development is a seven-story apartment building on a 1.4-acre site at 4545 Laclede Ave.

The apartments range from studios to two-bedrooms, as well “micro-units,” which will have an average of 386 square feet.

Rental rates were not disclosed, but apartments typically lease for $1,356 in the Central West End, 36% higher than the regionwide average.

SoHo Apartments. 325 units. Minutes from Downtown St. Louis, Busch Stadium and the Riverfront, seconds from Soulard and Anheuser-Busch campus, seconds from the Port of St. Louis, 5 minutes from Illinois and East St. Louis.

Target to Anchor 6-Story Apartment Building on Grand in Midtown

Pier Property Group, the developer behind the redevelopment of the Steelcote building into Steelcote Lofts, redevelopment of the Columbia Oil Building into Steelcote Crossing, and the development of the presently under construction Mill Creek Flats is planning a 4th building in the area to the northeast of the Grand and Chouteau intersection. A 6-story building, with major retail tenant Target, is planned along Grand Boulevard at Papin Street. This comes as PPG nears completion on the Flats at Dorsett Ridge in Maryland Heights, reports strong occupancy rates at Steelcote Lofts, Steelcote Crossing, and Woodward Lofts, and reports of strong interest in both the apartments and retail space at Mill Creek Flats.

The proposed building, originally unveiled at the City Planning Commission in August, calls for 196 apartment units, 70,000sf of retail space, 200 structured parking spaces, and 140 surface parking spaces. At the time, it was not publicly revealed that Target would occupy the retail space, but now it has been formally announced through building plans uploaded to the SLDC Planroom and a press release issued by Pier Property Group.

The new building, designed by Arcturis, creates a partial street wall along Grand while the overall project also sees Papin Street reconnected to Grand. Papin was previously connected to Grand, but that connection was eliminated in 2012.

This will cost $60 Million and begin construction in November with a completion in the Summer of 2023. This building, called "the Edwin" will be just up Papin from a planned TopGolf. Here are some renderings and an aerial I made showing how the area is coming together. This part of the city is still heavily industrial but these investments, coupled with whatever comes of the Iron Hill site and Armory District, could be drastically changed over the next several years.

Awesome news for Midtown/SLU area. Target is sure to bring in more retailers and restaurants into Midtown. The Central Corridor is really shaping up nicely.

This little Iron Hill-Mill Creek Valley area is going to be an attractive place over time especially when Top Golf arrives.

Illinois residents won't have to go to Chesterfield for Top Golf.

O'Loughlin Champions Center, St. Louis University

Bob O'Loughlin, Chairman and CEO of Lodging Hospitality Management, is one of the primary benefactors of the project.

Funding for the $20 million facility will be 100 percent privately raised.

The 25,000-square-foot facility will be connected to Chaifetz Arena, constructed on the northwest corner of the Arena footprint.

Construction will begin in spring 2022 with an anticipated completion date of May 2023, in time for the University's 2023 May Commencement.

A 10-story office building in Clayton - currently used for Centene Corporation - was originally built in the early 1970s.

It is being updated/reclad to match the newer towers on the downtown Clayton corporate campus.
