Smile NEW YORK | 6 Columbus Circle | 700 FT | FLOORS

Quote:
When a century-old hotel at 6 Columbus Circle hit the market last month, sources told the Commercial Observer that the relatively small site could fetch $88.9 million. Now YIMBY has renderings of a 700-foot-tall mixed-use tower that could grow on the lot along West 58th Street between Eighth and Ninth Avenues.

The images are from Cushman and Wakefield, which is marketing the 4,200-square-foot property. The renderings show a 63,510-square-foot building that pushes the edges of what zoning allows. The development would host 17,952 square feet of retail on the first five floors, plus commercial space in the basement. The retail base would feature ceiling heights of 16 to 20 feet and reach 117 feet into the air. The property, which is also known as 308-310 West 58th Street, also offers 42 feet of valuable retail frontage.

Apartments – likely condos – would begin on the sixth floor. They would be set back from the retail portion and continue upward in a skinny, glassy high-rise. Ceiling heights for the residences could range from 12 to 16 feet. The renderings depict an unusual, somewhat angular facade. The residential portion of the tower would be vertically stepped, with floor-to-ceiling glass and floor plates that resemble jagged puzzle pieces.

The property’s current occupant is a 12-story brick hotel with some attractive Beaux Arts flourishes on the facade. It spans 44,480 square feet and holds 88 rooms, as well as a sushi bar on the ground floor and a rooftop lounge with views of Central Park. If the future developer decides not to purchase more air rights, it might make more sense to simply expand the hotel by 19,000 square feet. Or the new owner could convert the existing building to residential and expand it.

The SIXTY Hotels chain runs the hotel and two others in SoHo and the Lower East Side. The Pomeranc Group purchased the 40-foot-wide building for $11.5 million in 2000, according to CO.

Dang it, 6 is the nicest building on that block of w58th. If only the airrights could be transferred to one of the brick POSs next door. That is a dang good replacement though.

Its replacement is worth it.

And of course it won't be the worthless thoughtless pile of bricks next door...

This tower would be that much better if they could buy the shorter pile o' trash and build on both lots.

I hope they take advantage and buy the nearby property. More development rights could push this to super tall territory. It is a sad loss, but this looks like its in the right direction. At least the concept does. Kinda looks like a smaller Stienway. I mean if the design was crap, than its a travesty, but its quite nice.

Agreed, but look at this slender looking tower!
Thank goodness it's taller than the nearby Hearst Tower.
God oh man, that tower is way too short!

I really like the building it's replacing (which is sad to lose), but the new building is quite nice. It has SHoP written all over it. If someone were to tell me it's not designed by SHoP, I might slap my momma.

It certainly does look like the work of SHoP.

It would be intersting to see what proposals come from this. ( I wouldn't be surprised if Extell got their hands on it. ) But with that view of Central Park, we already have an idea - a slender tower with condos!

Yes. It actually doesn't have to be that tall for park views.

I hope whoever purchases this property retains this design for redevelopment.

They probably won't, but SHoP could still design the tower. It makes me wonder more what the design looks like for their Hudson Yards tower.

This will add to the increasingly changing west side skyline...

This tower will be great in that you have park views from the lower floors, given that you're facing Columbus Circle and no towers block views to the north.

Gotta love that "expansive footprint spanning approximately 42' by 100'"! Pretty amazing that you can physically and logistically build on a site that small. In most cities a tower of that height would have 3 to 10 (hell, 20) times that much land. Of course the development cost per square foot will be stratospheric.
