Perhaps Davis is playing with that old idea.
It was some Dutch guy I thought. Late 85/early 86 it was in all the papers...I was living in DC area and read it and was like - whoa! nice! Obviously it was just for promotional kicks. Wish i could find that article also.

Article with largely the same info but this had some interesting statements about what the city will be focusing on now instead of 2014

Quote:
Ideal Proposal Vague

The transit hub disruption will be minimized due to the multiphase portion of the development, Mackay said. “We’ve got several options as to how we build,” she said. “Do we need to one side to the other while we’re building? It’s very flexible. We’ve got plan after plan and contingency after contingency depending on how they want to build.”

Instead of high-rise multifamily, Mackay, while not throttling other ideas, is hoping for a mixed-use office component.

“I think what we’re looking for now is a true mixed-used project. They’re far smarter than we are. We would envision some office and some retail on the ground floor. That would be key. Make it so those 7,200 persons get their needs met and make it really permeable. It’s going to be important how it connects with the park and how it communicates with the street. We love the high density residential, but we have that largely covered. Our office vacancy rates are in the single digits, so we would love to see that need addressed.”
Focus on office, I like it.

Doesn't surprise me that office vacancies were in the single digits in the mid-80's in DT. Remember, the only real sizable office buildings then were Valley Bank (Chase), Arizona Bank (US Bank) and First Interstate(?) (Wells). That was a bout it. The first of the Renaissance Center towers to complete was late in '87 or early 87 I think. It was a ghost town then lol. Hell, I remember coming home from a Journey show at Vets Coliseum (two sold out nights!) and driving through DT at like 1am and it was CREEPY.

RFP submissions were due last Thursday, 9/6.

Do we have any updates or leaks so far?

Good shout. The list of responsive proposers is here:

https://www.phoenix.gov/financesite/...%20-%20CST.pdf

Three responsive proposers:

Quote:
Aspirant Partners, LLC
Electric Red Ventures, LLC, an Arizona limited liability company and wholly
owned affiliate of Medistar Corporation
Molly Ryan Carson
Aspirant Partners appears to be related to the same Aspirant/Empire Group that is doing the Stewart.

Medistar touts itself as primarily in the business of developing healthcare-related projects (https://www.medistarcorp.com/).

"Molly Ryan Carson" is a VP for Ryan Cos.--I assume she signed the proposal or something. I believe we had information before that this would be a Ryan/Davis bid. Davis' response to the 2014 RFP is here: http://thedavisexperience.com/projec...entral-station. No idea how different or similar their 2018 bid will be to that design.

Mackay has no vision. This isn't just a bus hub; it is the future hub of all heavy transit nodes that lead downtown. It is adjacent to a well-designed urban park at the center of a successful satellite of the largest University in the U.S. It is located at the most important intersection, next to the newest hotel/office projects, residential, historic buildings, and the tallest offices. This isn't about serving a few bus riders. It's about creating a modern, multi-transit hub that is on par with modern American cities, that attracts people from all over through compatible, dense development, links important downtown districts, and will sustain future growth.

I'd love for a 3-story bus terminal to be either underground or on floors 2-5, with an expansive transit lobby linking the LRT stations integrated with destination retail like a Walgreens, H&M, Men's Warehouse, NY&CO, Brooks Brothers, and fast-casual restaurants like Sauce, Overeasy, Steak Shack, etc, with the restaurants overlooking the park. A tech-focused ASU-led (Omni? JW Marriott?) conference center and hotel+condos above, with transit and additional class A office space. The buses could enter via VB and exit to 1st ave/Central, leaving space in the center for the hotel lobby and restaurant to connect into Civic Space.

/end dream.

With or without this RFP, Central Station has a limited future as a transit hub. The plan is for light rail to have its main transfer point and hub around CityScape (assuming of course we actually build the South Central and Capitol / I-10 lines). Likewise, if commuter rail is ever introduced in the Phoenix Metro Area, it would most likely serve a restored Union Station several blocks to the southwest. The only mode that might stay at the current Central Station site is buses, and it's likely many of those would move to the south to better interact with the new light rail hub.

This, you can only cram so many rail lines into the downtown mainly one going south and one going west (maybe up grand too). any future mass transit is going to have to be commuter, or subway or even something elevated.

Maybe for JJ's sake they will re-route the Union Pacific Rail line and run it thru the building and that way they can rename it Mega Station!!!

Also where is TakeFive?? Isn't he the board's resident transit nerd? He should share his opinion! Maybe we can size up Phoenix Mega Station vs. Denver's Union Station??

A few post backs are the three finalists. Per the RFP (https://www.phoenix.gov/financesite/...ment%20RFP.pdf) they should be doing finalist interviews right now, and then negotiating with the winner through "Fall 2018."

I thought I remembered doing a public records request for the proposals when the finalists were announced but I can't find the confirmation email. Might try another one.
