^I'm not sure why that would be the case while that wouldn't be the case with the current design. It seems like there will require quite a bit of shifting around with the retail operations anyway while required structural elements are constructed.

Because much more surface area would have to be altered to support a “groundscraper”. With current design they are most likely doing a central core with with targeted support columns wherever it fits in the current footprint. I’m not a structural engineer so I could be totally wrong here just my observation. Also keep in mind that the macys building is a landmark so going taller in a smaller surface area is probably the least instructive to the original structure.

As somebody else mentioned, they want to disrupt the store as little as possible. I’m feeling like they should make the floor plates a little smaller. That would generate a little less bulk, and a little more height, making the tower soar more. As is, its another huge tower on the 34th street corridoor that’s not inspired on the skyline. The Spiral and 50 Hudson, both towers over 1,000 ft tall, hardly seem to soar, unless you’re standing beneath them. Vornado, I’m sure, will present more bulkiness along 34th street with it’s towers. This will be a signature tower for Macy’s, highlighting it’s flagship, a great New York institution. I just wish the design was something that could stand out a bit more. That’s becoming harder to do in Manhattan, unless there’s an extraordinary design.

Looks very cool, but this supposed to be a supertall rather than just being an 800-footer. To be honest, I really don’t like new buildings shorter than 1,000 feet, except for 55 Hudson Yards and other buildings that were built after 2015.

Retailer wants to add its own skyscraper to Manhattan’s office glut

He also said Macy’s would invest $235 million in the area surrounding the store.

Yet a lot more is riding on Gennette’s blueprints than an office tower and a neighborhood revitalization. As New York City begins to reawaken after 14 months of Covid hibernation, Gennette sees a Macy’s rebound as dependent on the city’s comeback, and vice versa.

“New York City is Macy’s and Macy’s is New York City,” said Gennette. “This is the right project. This is the right asset. We want to do it carefully. This is our crown jewel.”

Macy’s fortunes have long been tied to the vitality of the city that is home to its best-performing store and most valuable real estate. The largest department store in the U.S., the Herald Square mothership sits at two of the busiest pedestrian intersections in the country. It already spans 2.5 million square feet — slightly bigger than the Louvre in Paris — with an eight-story sprawl of handbags, dresses and home goods that lure locals and visitors from around the world. The new tower would add an additional 1.5 million square feet of office space.

Becoming a real-estate developer may well be Macy’s best survival strategy. Department stores and the malls they anchor are in freefall across the U.S. When Gennette assumed the top position in 2017, the company was already thinking about ways to monetize its real estate in some places and cut its losses in others.

In a restructuring announced before the pandemic struck, the company said it would close 125 of its then 525 stores. It also abandoned a second home base in Cincinnati and closed a digital division in San Francisco. New York is Macy’s sole headquarters now.

Getting city officials to back the developments will be a grueling process, one that tripped up Amazon.com Inc. two years ago. Gennette’s timing isn’t the best, either. Like other urban centers, New York has seen an outflow of residents, a spike in gun violence, a decline in property tax revenue and a tsunami of restaurant and small-business closures from the pandemic.

The CEO brimmed with confidence as he sipped coffee in the same oak-paneled room on the 13th floor of Macy’s headquarters where the 1947 movie, Miracle on 34th Street, was filmed. Gennette has been coming into the office regularly, in a blazer but no tie, commuting from his home in Brooklyn between trips to regional stores.

He’s looked over 3D models of his gleaming glass tower and how it’ll reshape the skyline, as architects work on the final design. He has begun talks with developers, though Gennette wouldn’t say which ones or how much the project would cost. They’ve not yet struck a deal.

In recent years, with new developments like Hudson Yards and renovations to Pennsylvania Station, the subway and train hub a block away, Midtown Manhattan’s center of gravity is moving south toward Herald Square, Gennette said. If he’s to take advantage of that shift, he’ll need to clear many hurdles, including the city’s multiple layers of rezoning red tape. He’ll also need to assuage clashing community interests, ranging from neighborhood activists and small businesses to environmental groups and unions.

To help cement his legacy and win support for the projects, Gennette plays the history card: He notes that Macy’s is no Johnny-come-lately, having opened its first store in the city in 1858, before the Civil War. The iconic Herald Square store has been there for almost 120 years. The project he’s pitching to investors, city officials and the nearby community is about the next 100 years.

The developments, he claims, would do as much for New York — generating $269 million in annual tax revenue while spurring $4.29 billion in economic output annually — as they would for Macy’s. That, of course, assumes the office market has rebounded by the time the Macy’s tower is built, which is likely several years away.

How Macy's wants to overhaul Herald Square

Isabelle Roy lives down the block and can't wait for the upgrades. She said she’s looking forward to seeing the city come alive as it reopens and COVID-19 restrictions are lifted.

"I'm really excited. I think it is going to be a great space for people to be walking around meeting each other, have a little more of a public common space in New York," Roy said.

Biederman said construction will begin in the next few years, depending on the speed of the approval process.

Gale Brewer's weekly update says her office is currently working on the Macy's tower in preparation for ULURP, so I guess they will begin sometime this year after all....

The e-commerce giant raised eyebrows in August amid reports that it would open its own department stores in cities across the country. Critics saw the move as a blow to existing retail businesses.

The storied retailer had been advertising its own business on the billboard for more than 50 years, but when its lease was to expire in August, it failed to come to an agreement with its landlord, which was already in talks to lease the space to Amazon, the complaint said.

The massive, red-and-white star billboard atop Macy’s 120-year-old store at 1313 Broadway could soon turn into an ad for the Seattle-based e-tailing giant, according to a complaint Macy’s filed against billboard owner Kaufman Realty.

Macy’s management said it learned during lease-renewal discussions in May that Kaufman was in talks with a “prominent online retailer” about possibly renting the sign — and that there was “little doubt” at that time that the retailer was Amazon, according to the complaint filed in in State Supreme court in Manhattan last week.

Macy’s owns its flagship building on 34th Street, but Kaufman owns the small carved-out piece of real estate in the southeast corner on which the billboard is situated. A small Sunglass Hut store currently occupies the building’s storefront.

The Macy’s billboard lease with Kaufman expired on Aug. 31. Macy’s claims that its original lease from 1963 prevents a competitor from ever advertising on that space, but Kaufman disagrees, according to the complaint.

On Thursday, a spokesman for Kaufman denied that the company was in talks with Amazon.

“While the restrictive covenant will be up to a judge to make a decision, we want to make it clear that we’ve had no communication or negotiations with Amazon relating to the 1313 Broadway space,” the Kaufman spokesman told The Post in a statement.

Nevertheless, Macy’s is apoplectic, noting that the 2,200 square-foot billboard is “prominently seen and displayed, especially during the Macy’s Thanksgiving Day Parade,” and that any advertisement on the billboard by a competitor would cause “immeasurable” harm to Macy’s.

“The damages to Macy’s customer goodwill, image, reputation and brand should a prominent online retailer (especially Amazon) advertise on the billboard are impossible to calculate,” the company said in court papers.

The corner of the Macy’s building is indented, allowing space for the small building on which the billboard is situated. While admitting that the billboard is merely “adjacent” to Macy’s “world famous department store,” the complaint contends that to the “naked eye the billboard is on Macy’s department store.” Kaufman owns both the small building and the billboard, according to the complaint.

“For Amazon this is less about advertising and more about sticking it in Macy’s eye and depriving Macy’s of its marquee signage,” said a real estate source who did not want to speak on the record about either company.

Known as “The World’s Largest Store” the Herald Square location is preparing to build a giant office tower on top of the building. Macy’s said in May that it will spend $235 million to upgrade the transit infrastructure in the area and to create other public amenities in Herald Square.
