Papago Plaza moving forward

After receiving approval from the Scottsdale City Council to raze and redevelop the vacant Papago Plaza, to be known as Papago Marketplace, developers are headed back to the design review board after adjusting plans to reflect feedback from neighbors.

“We were able to establish a really positive dialogue with the neighborhood leadership and incorporate their direction and desires,” said Jason Morris, an attorney with Withey Morris working on the case.

Most changes have been “aesthetic” after Council’s vote to grant the rezoning, including doubling the open space and adding a splash pad, as well as additional public art, Morris said.

“They were looking for community benefits, for a gathering place for the neighborhoods,” he said.

Development plans include retail, grocery store, hotel and residential uses. Morris said tenants have not been announced for the retail or restaurant spaces yet, but plans have revealed the grocery store will be an Aldi.

According to documents submitted to the city by Nelsen Partners, the project's architect, developers plan to build three retail or restaurant buildings totaling 25,000 square feet of space along the Scottsdale Road frontage. Morris said the developer, Pivot Development LLC, added additional retail space after hearing desires from the neighborhood.

Plans also include a 250-space parking garage on the site, as well as a separate residential garage, according to city documents.

“Gone is the large ‘sea of asphalt’ parking that blighted the site,” company representatives wrote in the submission.

The development lies just to the west of the Arizona State University SkySong development, where the fifth office building is nearing completion.

Morris said plans call for construction to begin this summer on the project, and neighbors have gone from a “knock-down, drag-out brawl” over the project to become very supportive of the redevelopment as their voices have been incorporated into the design.

The hearing before the design review board has not yet been scheduled, Morris said.

Looks like the site plan for the Entrada project at McDowell near Papago Park has been resubmitted...the biggest change is there are no longer hotel uses on the site and instead more apartments. I appreciate that there will be street presence along McDowell as well as the Canal! Parking remains in the interior of the site where it belongs. No renderings yet...

Optima Sonoran Village is by Fashion Square just for clarification. This tower is worth a tour!

I have been known to tour homes/apts as a prospective tenant, when im not.

I know, quite the risk taker I am.

They are really capturing the southwest kitsch with "Sonoran Village." It sounds like an 80s retirement community or dorm at ASU. I'm surprised its not beige stucco with off-turquoise accents and kachina dolls everywhere.

Scottsdale has always been good at that tho.

I'm actually OK with Optima if they never enter Downtown. They do more walled off, high end, suburban projects with generous setbacks and limited ground floor activation. All their projects look the same. I've been in Optima Biltmore and the hallways felt cramped and the finishes looked cheap although the rooftop garden was great.

An optima project off Deck Park, however, would work and tell the world that area has turned around.

Scottsdale Entrada

The former site of what was once the first auto mall in Scottsdale is planned to be redeveloped into a 23-acre mixed-use project with office, retail and residential uses.

Plans submitted for the vacant Scottsdale Entrada redevelopment call for 252,000 square feet of office space, 17,500 square feet of retail and restaurants and 745 residential units. Bayan Residential is the developer of the project, which is owned by SunChase Holdings, according to Maricopa County records.

Scottsdale City Council approved the property's rezoning in 2016. That rezoning included four possible site plans, all of which included a hotel. However, the new proposal does not include hotel uses.

“Given the number of hotels proposed or being built between downtown Scottsdale and downtown Tempe, there is no market justification for continuing to include such a separate and standing use within the proposed development,” the applicant wrote in the proposal.

The application states some residential units could be placed in a short-term rental pool, due to the Entrada’s proximity to tourist attractions such as Scottsdale Stadium, Arizona State University sporting events and other destinations.

Plans submitted to the city show the office building on the southwestern corner of the property, along 64th Street and McDowell Road. A retail plaza with outdoor dining is planned east of the office portion, and the residential buildings are planned on the eastern portion of the property, which borders the canal.

Scottsdale Entrada would be one of the largest redevelopment projects in the area, according to city documents. It is about a mile away from Papago Plaza, an 11-acre site that is planned to be demolished during the summer and redeveloped into a mixed-use project with residential, hotel, retail and grocery uses.

Phase I may include a grocery store within one of the buildings, but the location of the potential store seems odds. Just a rezoning so no development plans (or renderings) to review quite yet. I just hope the architecture is interesting but I honest hate the building footprints for supposedly creating a few pedestrian friendly blocks.

Caesars Hotel

Developers of a Caesars Entertainment Corp. (Nasdaq: CZR) hotel being proposed in Scottsdale have filed updated plans with the city’s development review board.

That means the hotel’s developer – Branson, Missouri-based HCW Development LLC – is a step closer to starting construction on the project.

The project, which was unveiled back in January, is expected to be completed in 2021 at the intersection of Goldwater Boulevard and Highland Avenue.

The 11-story, luxury hotel will be known as the Caesars Republic Scottsdale and will feature 266 rooms, a pool and bar on the seventh floor, water and fire features near the ground-floor restaurant and patio, and a 7,000-square-foot ballroom that leads into a large event lawn.

This will be the first Caesars hotel without a casino in the United States.

The submitted plans detail how the Caesars Republic Scottsdale will integrate with Scottsdale Fashion Square mall, where the hotel is being proposed. Walkways will be constructed between the hotel and the mall.

“The hotel’s contemporary architectural design incorporates window wall, (exterior insulation and finish system), stone and faux wood accents to complement the adjacent luxury residential developments... and the recently constructed Fashion Square Mall luxury entrance,” HCW wrote in its development review documents.

The hotel will be situated across the street from the new Ocean 44 restaurant on Macerich Co. (NYSE: MAC) property.

HCW has compiled a robust team of designers and engineers to work on the hotel, including BRP Architects, J&M Engineering, CJD, Olsson Associates, and Studio 11 Design.

Plaza Cos. has released renderings for SkySong 6, the latest office building planned in the 42-acre Arizona State University Scottsdale Innovation Center.

The sixth office building will total 340,000 square feet, and will feature 55,000-square-foot floorplates, the largest floorplates built along Scottsdale Road in the past 20 years. A spokesman for Plaza Cos. said the sixth building will cost about $54 million to build.

Butler Design Group is the architect for the project.

Plaza Cos. is the developer of SkySong 5 and 6 and is the master developer of the overall SkySong project, in partnership with Holualoa Cos., University Realty, a subsidiary of ASU’s Enterprise Partners, and the city of Scottsdale, which owns the land.

The building will feature floor-to-ceiling glass windows and a second-story balcony overlooking a public space outside. A new parking garage to serve the fifth and sixth office buildings in the complex will also be built as part of the SkySong 6 construction.

SkySong 5, which began construction in July 2018, is 73 percent pre-leased and will be open for tenants next month.

“We are absolutely thrilled with the SkySong 5’s success and are already looking forward to pre-leasing on SkySong 6,” Sharon Harper, president and CEO of Plaza Cos., said in a statement. “These two dynamic buildings really illustrate the vision of innovation and technology that makes SkySong so attractive to companies.”

The office leasing group led by R. Craig Coppola and Andrew Cheney of Lee & Associates are the brokers overseeing the leasing of the office space. The team is already working with potential tenants for the sixth building, and leasing the remainder of the fifth building.

Also under construction at SkySong is the Element Hotel, which is expected to open by the end of June.

When SkySong 6 is completed, the overall developed space at SkySong will exceed 1 million square feet.

“We continue to see exceptional growth at SkySong as it not only is becoming an important part of the ASU infrastructure, but an ideal home for a broad variety of innovative companies as well,” said Sethuraman Panchanathan, executive vice president of Knowledge Enterprise Development and chief research and innovation officer at ASU, in a statement.

The proposed hotel where the former Arizona School of Real Estate & Business was is under construction. Underground parking excavation and shoring is underway. Will be nice to see this rise throughout the year!
