JERSEY CITY | 28 Cottage St | 318 FT | 27 FLOORS

Just started this project. Possibly the last project to begin during this 10-year construction boom in the NYC region. All non-emergency construction in NY state has already been suspended. Possible that NJ may follow soon.

Really nice project. I'm happy to see Journal Square developing but I honestly think it's going to take a while for it to ''arrive.'' Unfortunately a lot of the old building stock in the neighborhood was severely disfigured and it lacks historical charm that you get in Downtown JC and Hoboken.

As a Journal Square resident, I don't care if it ever "arrives." I like it as a dynamic neighborhood for people with a diverse range of incomes and backgrounds. A lot of Manhattan and brownstone Brooklyn have gotten incredibly boring in the past 10 years.

I do agree that it's too bad that so many of the neighborhood's old row houses, dating back to the 1860s-1890s, were so badly disfigured, especially the wood-frame ones, many of which once had ornate Queen Anne details. Seeing exterior pictures of my own house from 60 years ago makes me sad to see what was done to it. However, the interiors of many of the row houses are amazing well preserved (often better than downtown JC/Hoboken/Brooklyn brownstones!). But others are dilapidated inside and out and have appalling living conditions.

The exteriors of the 1920's apartment buildings fared better, I think, and can be restored more easily.

Ultimately a lot of the more dilapidated substandard housing stock, especially the detached 2-family wood frame houses, will be replaced with mid-rise apartment buildings in the coming years.

I'm an Atlanta resident now, but use to live in Journal Square. I can't wait for the next time I'm visiting NY/NJ to check out my old neighborhood. That walkway leading to the Journal Square PATH is gonna be quite something if done right.

Some unit counts. 28 Cottage will have 166 apartments and ground-floor retail. the Van Reipen tower above will have 27 floors and 235 units.

I also found some elevations of the third tower in this project, 35 Cottage St. Interestingly, this 445-unit, 27-story tower will have a synagogue at its base to replace a synagogue currently on site. It will also have a preschool. It would be across the street from the currently under-construction 28 Cottage St.

JC is a really underrated city. Really punches above its weight. People might be shocked when they hit the place up, its up and coming in a dramatic way.
