Cool diagram!

Between this and the excellent photo at NYguy's preceding post, I was really surprised to see how much of a setback the building now has at the northwest corner (check out the guy at the base of the ladder for some sizing perspective). It's almost impossible to pick up this aspect from the street. But it explains why all the beefiest columns are on the south and east sides. The lack of corner columns on the west side of the building is pretty crazy, too.

The real estate investment trust estimates gross ticket and retail revenue from the space will total $77 million.

“Actual pricing will be confirmed closer to the opening,” Rob Schiffer, managing director of SL Green, said in a statement. “This future dated figure is merely for illustrative purposes and reflects our belief in One Vanderbilt as a sky-line defining icon that will see strong public demand due to its unique value proposition, location, and unmatched panoramic views from the center of Manhattan.”

Of course, climbing to the top of the city’s tallest commercial buildings almost always comes at a cost: Standard admission for adults to the Empire State Building’s main deck on the 86th floor ranges from $37 to $39, depending on timing. A visit to the building’s top deck at the 102nd floor costs $57 to $63. One World Trade also offers pricier tickets for quicker access and less stringent arrival times.

The area is indeed not what it once was, and given HY drawing business and looking like it could become the prime in-demand CBD for NY (modern buildings/conveniences that prime tenants desire) , something with a striking and commanding presence like this tower should hopefully help move towards Midtown East's renaissance. Last time in the area I was a bit disappointed in it, rather dated looking. I'm sure with the new projects it's going to be more modernized/attractive.

$39 isn't bad considering the view. Its in a much more dynamic location too compared to 1 WTC. I still think in the end, 30 Hudson will take the win in terms of grandiose deck views and location.

They all will have their own unique point of view. But for skyline viewing, none will top Top of the Rock. Pictures don't do that view justice, and it's only getting better. The new decks will offer different vantage points, I can't wait to look over the Chrysler from the top of Vanderbilt.
