Not sure about that lot, but at the other end of Hanover, this project is supposed to start soon - was on last month's CDR:

Renderings released for the 12th Street Gym Site. Overall I think it's pretty meh, but I hate that the entrance/exit to the garage is on the adjoining alleyways. Those are way too small for cars to go down and are better of remaining pedestrianized.

This would indeed be a good location to live. I looked into renting at 1213 Walnut but wallet protested when I found out they support the neighborhood name of ‘Mi..’ ‘Miiii...’ fuck I can’t say it. ‘Midiii-‘ ‘Midtown Village’ whew.

Actually not a bad design at all. I like the fins at the top and how the mechanicals are enclosed with air vents. And, the street level with the large glass panels will interact well with the outside. It will show vibrancy both inside and outside.

I like this building, it’s oddly dated—modernism, but with weird design features with those fins on top, and overall shape. I thought I was looking at something built in Germany or Japan in the early 70s. I’m sick of blue-glass, rectangles. It will all come down to the materials, but I like what I’m seeing.
I wish I could read the height — so blurry, ugh. I was not expecting that sort of height, looks over 400 feet.

I don't see the alley being an issue, that's a pretty wide alley including the sidewalks, there is a building around Walnut or chestnut with a one way alley its a brand new building & I can't remember the name right now, but it works well.

There is not as of now. I also checked for new files at the Historical Commission and nothing there either.

Wait, 2301 JFK is listed on there too, as only residential. Remember PMC was pitching that parcel between the tracks as an office building. Looks like another glass box courtesy of PMC — Riverwalk, Trader Joe’s, now this one.

Solid project.
Wish they would have put the residential entrance on 12th. The curb cut for cars seems unnecessary with the two alleys and rear access.

Apparently, there is another round of CDR on August 17th?

Projects included will be:

1121-41 N Delaware Ave
Warehouse next to the now Rivers Casino
112 unit residential building

2301 JFK Blvd
This is the office building PMC proposed, right? Are they switching it to residential already? OR will it be a mixed office/residential component?
275 residential unit building

230 N. 23rd St.
This is the parking lot for the Edgewater apartment complex. Edgewater II tower finally being resurrected?
180 unit building

501 N. Columbus Blvd
This is the Festival Pier site - finally! Doesn't say how many units, but says 524,000 square feet in total. Nuts! Probably going to be a nice project.

204 S. 12th St.
This is the 12th Street gym tower which we just saw renderings for.
448 unit building

Has it been publicly reported what's replacing the shopping center on Spring Garden between 5th and 6th? I found out (confidentially, I believe, but I feel like I may have seen it reported somewhere, hence the question...) and it's pretty cool.

Edgewater II is really underwhelming. 2301 JFK is shorter, and more blue-glass, at least it has some curves. Those heights are all so similar now on Market West between the Riverwalks, Trader Joe's, 2301 JFK, and even the Morgan Lewis new HQ. A lot of glass, a lot of luxury apartments, ..but not much height.

Yes it went to CDR a while ago, 12 story building with retail on the ground floor if I remember correctly.
