Looking at the footprint of the property, I'm not sure they could add another component to this building. Would they demolish it and build something new, like a residential tower with ground floor retail? I can't see them doing that. They do currently have that 2nd floor office space as part of the existing building.

from my perspective it's not worth it , the cash flow for that building must be good with the flooring space mostly leased. maybe in 10 years.

Any news on the building next to UNI (caisse populaire ) ?

I'd agree, especially since they have the 2nd floor office space leased out as well as the retail. I think they'll sit on it and collect the cash. They have a lot of other projects they can do.

That place is almost always fully occupied. Add to that the potential to develop it further at some point down the road and it seems like a winner all around. Just daydreaming here but they might even be able to hive off a slice of CF's unused land right in their backyard and create a signiture development on what could end up being the most, or second most, prominent location in Dieppe.

Promenade 9 first tenant announced , A Medical centre will open on May 3 , dentist and other specialist , kind of a nice addition to the family clinic at the guardian next to this building.

Here's some info regarding Promenade Neuf Phase Two:

This means that phase two will probably be the same size as phase one.



That little apartment building (#226) is going to be squashed between it's two much larger neighbours.

Another tidbit from Dieppe city council:

That Council authorize the signing officers to sign the Purchase and Sale Agreement between the City of Dieppe and Duparc Real Estate Group Inc. for the sale of the land having an area of 18,148 square feet, identified under PIDs 70477294 and 70649314 and located at the corner of Champlain and Marché Streets, at the cost of $453,700 (plus HST), pursuant to the conditions outlined in the said agreement.
I presume this is the unimproved land currently being used as a dirt parking lot on the SW corner of Champlain & Marche. Since this is at the heart of downtown Dieppe, and the purchaser is Duparc (a well established developer), I expect to see a significant project for this property in the next couple of years.

Very interesting. This is the most prominent empty lot in Dieppe right now. I expect a large development here, perhaps with some height to it.

I've also noticed that construction seems to have halted on the 5-story build across from Evolution Place. The first floor concrete structure is complete and I suspect the upper floors are wood framed. Maybe a work crew availability issue.

Google Earth is showing a house on the SW corner or am I looking at the wrong spot?

To note, if you go on SNB Property Assessments, the satellite images are so old, the Wingate Hotel among other building are not shown.

There is no house there - just a big muddy parking lot, crying to be redeveloped, especially since all the adjacent properties have good quality developments built on them.

For orientation, this property would be on the north side of the Wingate Hotel.

I’m honestly surprised there are not already lights there. I love the little retail area there too, it’s kinda of what I envision for the Bridgedale/Gunningsville area in Riverview.

So, the first commercial enterprise to be located on the ground floor at Promenade Neuf will be glo, a unique "medical spa" which will combine orthodontic and non-surgical skin care services all under one roof. This apparently will be somewhat unique in North America:

Construction seems set to resume at the 5-storey mixed use building on Champlain street as construction material has been delivered. There was very little activity at this site for over a month. Also, another house was torn down this week across Champlain street from this building. Could be yet another development for downtown Dieppe.
