Oh Doughnuts just re-opened their larger new and improved space on Broadway as well, making things a little less bleak.

the building at corner of Portage & Fort (former Western Canada Bank) location that has been under reno past few months, not sur what's going in there. Today they are installing exterior metal roll up shutters on all windows. thats too bad, but I guess 2 broken windows in past 2 weeks makes them want that

Saw that today. Soon all of downtown could have those. Glass is expensive.

Probably not a bad idea. Even in beautiful European cities like Antwerp that's the reality when I was there. Robably a good idea to have shutters.

Further to this the "beige pebble stone" building was painted 2 shades of grey over the weekend. Some of the paper has come off the windows and its full of desks with 4 monitors. re-opening as a bank? the mystery continues but GREAT to see an empty Portage Ave building getting some life.

Just peeked inside, looks like it might be a Subway. Normally I'd be snarky about another chain fast food place, but in this case, and this location, seems to make a lot of sense.

Its Subway. The broadway at Carlton location has a sign saying they moved to the Fyxx location.

Love the way their new space looks. Wish more businesses would open up on Broadway and it would be an amazing strip to walk at night or before events downtown.

I wonder if that ground floor can be consolidated and is big enough for a grocery like a No Frills or Reshco

Did anybody look at the link from the realtor? The listing agent thinks that one of the possible uses of building is for self storage lockers or other alternative use.

It's been for sale for a while now.

It is too bad because the developer for CentrePoint (Glasshouse, Stantec, Alt Hotel) really wanted that property at the time it was being designed but the owner wouldn't sell.

I believe even Mark Chipman wanted it too but the owner wouldn't sell....bet they are regretting the offers now.

Honestly it's an ugly building. I hope it gets knocked down and replace with a high-rise residential or mixed-use tower. The lot is a similar size to the Glasshouse Condos building which is right behind this property.

A couple by the last name Cheater I believe.

Can anyone here weigh in on whether that’s a realistic price for its location, as an attractive teardown and redev?

Yup. It used to be Dayton's department store, which closed in '83. Became Dayton's night club for a hot minute, then Time's nightclub for years. Found a great photo:

It's funny - $2.6m doesn't sound like a lot on money when you are potentially looking at redeveloping it into a new high-rise development, especially when you look at all of the knock down mansions on Wellington Crescent that I am sure where purchased for north of 7 figures just to build a new house.

But I know that development finances can be razor thin.
