I COMPLETELY forgot about this one. Even though it’s pretty much a carbon copy of Hanover Republic Square, I’m happy to have both of them in Austin.

On that block it’ll be the tallest building by far fronting I-35.

Is Hanover developing this tower? The architectural similarity to this tower with the Hanover downtown and other Hanover towers around the state is unmistakable.

The developer is Pearlstone, architect it STG. Does Hanover use STG?

I was hoping for another 500 footer with this one. But it's 446'. The same height as 300 Colorado (Parsley HQ).

Probably intentional. Adding a rendering of the Quincy to this would block the lake, and they probably want to show that this building would have lake views.

Hanover Republic Square, Version III? I do like this design but it's becoming the Vancouver point tower of Austin.

Ironic that the parking podium is as tall as the Millenium Rainey (or whatever it's called) in its entirety. SUCH A MISSED OPPORTUNITY.

I agree! That parking podium should be lined with active uses from ground to sky, just like Millenium Rainey!

Although I guess they *could* easily change it if they wanted, one thing that always annoyed me about Millenium was the amount of ground-level apartments they put in it, instead of commercial/retail/whatever space. Does anyone actually want to live on the ground floor of Rainey St.? I can't imagine you get any sleep.

What's funny is that I actually think Millenium Rainey is the missed opportunity -- so low for such an important corner!

That said, Hanover^3 isn't doing much for itself in the podium department either.

my buddy and I lived in one of the town homes that walk out to the street at "404 Rio Grande" (not sure what's called now) back in 03-06. It was loud (mostly partiers returning from Warehouse District to Gables West), but it was a BLAST. 10/10 would do it again.

Why would they? Both Natiivo and 84 East are being developed by the same company - Pearlstone Partners. The Quincy is being developed by Endeavor.

It costs money to add renderings. So, I'm not shocked that Pearlstone did not elect to pay for a rendering of a building that is not apart of their portfolio.
