Sazerac House

My friend that's the brand rep for Sazerac said the offices are already in use and the museum should open around the beginning of October.

Also the new sculpture garden is stunning

New construction on our swampy soils is always an adventure. Testing revealed cracks in 300 feet of drain line under the new terminal. This required patch repairs to the line where the cracks were found and then repairing the concrete floor areas that had to be excavated. The repairs are completed, and additional testing is ongoing to make sure there are no further issues. No delay in opening this Fall is anticipated since the repairs were able to be made rather quickly. The contractor is eating most of the cost for the repairs. Better to have this issue found before the terminal opened than after.

Yep... leaks and cracks are never fun but they are much better to find early than later on

This was absolutely an installation issue on the part of the contractor, and they are eating the cost. Basically, the toilets weren't flushing properly during testing. Definitely got to get that fixed before opening. Sounds like they didn't space the hangars that attach the pipes to the foundation properly in certain areas. Not surprising that the soil has contracted 6 to 8 inches over the past couple of years. Subsidence is a PITA.

This explains why the airport recently rejected a change order request... no reason the airport should be spending a dime fixing the contractors screw up

With a $300 million surplus can the state use some of that money to start the SoLa rail line? And has anyone heard of any new economic announcements?

With a pricetag of over $200 million, I expect that one is going to need federal funding to happen. At least a third of the surplus has to go towards debt payments and the rainy day fund, but maybe a downpayment on things like station construction could go forward. IIRC money has already been allocated for studies for station locations and designs. Fortunately it sounds like the line into Mississippi is poised to go forward, although it remains to be seen if Alabama will be part of that.

I've been wondering why there hasn't been a serious proposal for a metro area commuter line with stops at the UPT, La Salle Park (with a huge amount of unused parking for park and ride), and MSY in the meantime. With plenty of room to add track where necessary and no major bridges, that seems like a low cost high impact way to get things moving until the big funding comes through for things like a new bridge over the spillway.

Outside of the obligations to pension debt and the rainy day fund, that money will most likely go toward the backlog of existing infrastructure projects that need funding.

The former (K&B/Rite Aid) building located at 4115 Jefferson Hwy is being renovated into the Ochsner Outpatient and Home Infusion Center. Everything I've seen says the store is remaining open and the hotel is only going into unused upper floor space.

yes the shaded gray areas indicate the areas where the store is and is labeled NIC (not in contract). Will be a nice reutilizing of space. Reubensteins will remain open, they just leased the unused upper floors for this hotel development. I can also tell you that there will likely be at least 1 but possibly several more similar STR hotels announced over the next 6-12 months that will combine multiple adjacent vacant upper floors in historic buildings into STRs.

Its a good use for those upperfloors for sure... eager for the Sanline bUilding Sonder project to start as well since thats such a big one... ive seen about 8 other buildings on canal apply for Historic Tax Credits so my guess is everyone of these is a similar type project.. just maybe we have the tool we need to actually revitalize Canal into the thoroughfare it should be... throw in the State Palace Hotel and we might finally accomplish that


on a side note I was reading the latest submittal to the BZA for State Palace Hotel. They will save the theatre but the hotel itself isnt renobvating the interiors of the theatre just the exteriors and leaving the theatre for a future tenant to figure out.. one huge issue with the state palace that I was unware of until reading the submittal is the theatre was strictly built as a silent movie house... there no back of house or areas behind the stage like the other theatres have which limits the type of productions to simple things ... glad they are keeping the theatre but its hard to figure out what can actually use it

Also The Jung Hotel which is very low and prone to flooding is installing floor barriers around the building similar to these Im guessing! Smart solution because the current situation is untenable. The systems below are very neat and can protect against up to two meters (6.5 feet)of floodwater and can be triggered to deploy by the push of a button or automatically activated. whats alsoi neat is the covers on the system can be made to blend in with existing hardscape when not deployed!


Heres some of the markers they have on sidewalks around the building










FLIP-UP FLOOD BARRIER
To provide unrestricted access to pedestrian and vehicle entrances, this self-rising flood barrier is fully recessed in to the ground when not in use.

Activated by a push button, automatically triggered by sensors, or manually, this flood barrier rises up to flood defence heights of 2m as standard and up to lengths of 12m.

Designed to provide totally unrestricted access to pedestrian and vehicle entrances.

A range of surface finishes is available; from skid resistant epoxy coatings to timber cladding or paving to fit in with the external hard landscaping.

These flood barriers can rise automatically with the rising flood waters or by push button in advance keeping you in control for complete peace of mind. Uninterrupted Power Supply (UPS) and manual backups mean these flood barriers will not let you down.

A single flip-up flood barrier system can protect openings up to 12m wide and multiple systems can be linked with intermediate posts to create a flood defence run of almost any length. Depending on span, flood defence heights of up to 2m are available.

Movement and weight sensors prevent the barriers opening if the entrance is obstructed whilst optional audio/visual alarms sound prior to and during operation.

Optional 24 volt back-up systems are available for use in the event of mains failure and permanently installed security grates cover the housing pit - serving as both a safety platform for traffic and pedestrians and as protection for the hydraulic system while the barrier remains raised.

These barriers are designed for pedestrian and vehicle entrances, or anywhere where unrestricted level access is required.
