[Halifax] The Interchange (3514 Joseph Howe) | 2X43 m | 2X12 fl | U/C

Proposal by Banc Group for 3514 Joseph Howe Drive in Fairview The existing pink-hued strip mall housing CAA and Pizza Pizza, among others, would be demolished to make way for two 7-storey residential buildings on a common 5-storey podium with ground floor commercial. There is 324 residential units, 2'137 square metres of commercial, and 410 parking spaces proposed.

Interesting to read the HRM planners response to the requested amendments - in so many words, "yeah, we screwed up".

The renderings look interesting, and not in a bad way.

The existing building on this site is nearly or fully vacant now. Expect to see fencing in the coming weeks for demolition.

I believe that The Yacht Shop is the only remaining tenant in this building. Their entrance is on the backside of the building. I was told that all tenant leases would expire on or before December 2020. I won't be sad to see this building go.

This is going before H&WCC next week for development agreement approval. STAFF REPORT

The developer is Banc Group and according to their updated website this will be called The Interchange. BANC GROUP - UPCOMING PROPERTIES

The Interchange looks great! Love quality and design lately in Halifax, far better than here in Vancouver, especially in the mid-rise, infill category.

Demolition permits been issued for this site and when I drove by earlier today I did see fencing on part of the site.

I noticed some excavation near the old Murphywear store. Looked like test holes for soil conditions

I checked online and I see North Sails Atlantic, who I believe is the final tenant in back is now promoting a relocation sale. I was wondering when they would move as most others vacated a few months ago. Pizza Pizza still seemed to have lights on a couple weeks ago.

TheInterchange.ca website is online.

I counted five construction sites on the northern part of Joseph Howe Drive. There is this, 34Eleven, and the Blue Basin Group project under construction. There is demolition under way for 3834-44 Joe Howe (at the Bedford Highway ramps) and a row of houses are being removed between Superstore and Scott Street for a site plan approval underway.

Banc seems to be doing nothing with their Wellington Street project. Seems like this one is maybe stealing their attention? I suppose this one is bigger + probably has timelines attached to the federal affordable housing financing.

I drove past this site recently and it is an impressively large footprint.Will make a big difference in the street.

Couldn't find a thread for it but decided to finally snap a pic of The Interchange development off of Joe Howe. Foundation coming in nicely!
