Didn't really think of this one having a skyline impact, but it's going up in what is otherwise a very sparse area. The taller building proposed for the corner of Brunswick and Cogswell will have a big impact from some angles.

Why did this one have height restrictions? Could it not have been taller?

It's zoned for a 7.50 FAR, but I think it might be affected by the Citadel view planes

There is a view plane over the top. It cuts this block in half.

I hate to be negative but this one really looks ugly. There’s just too much going on, thank god the adjacent Jono Developments property will block this a bit.

I agree, it does not look good. This seems to be a trend, with random patterns of cladding on new building in materials and colors that do not appear thought out very well. I wonder why? Good design costs no more.

Absolutely. It's no better than anything going up in Clayton Park, design-wise. Would have been nice to see a townhouse + tower combination in here, given the neighbourhood.

It looks somewhat like a large modern cruise ship has docked in the backyard of that historic building. I often like contrast in eras between buildings but this just doesn't look good imho. Too bad that they didn't take some of the bulk from the centre of the building, down to an appropriate podium height and add that removed bulk as height to the ends of the building. A green podium rooftop common space between towers might have added value for the tenants and allowed some afternoon sun for the residents of the historic building.

This is one of the first developments lately that I can honestly say that I'm shocked how bad it looks.

This one was constrained by a citadel viewplane. I don't think they could have gone any higher.

I would not call it elegant but it does not look offensively bad to me. It seems like a background building. I am not a big fan of the trend of mixing different coloured panels and spandrel, and I find that a lot of newer buildings have odd rooflines or no real "top" to speak of (one guideline being to have a bottom, middle, and top on a building). The little brick rowhouses next door, to my eyes, have a more pleasing visual rhythm and proportions.

It might not stick out so much when the tower next door is built. And in the long run there could be a lot of construction around it.

Breaking up the facade, adding some brick, and going with more townhouse-like styling on this one would have vastly improved it. I think of the recently completed building on Isleville with the brick townhouse style on the podium. It would have really tied it into the neighbourhood which is almost entirely townhouses of different vintages.
