Post [Dartmouth] 15 Canal Street | 90 & 26 m | 30 & 8 fl | Approved

From Development Duffett:

"Proposal: 21, and 18 floor mixed-use development, Canal St. #Dartmouth
This proposal was submitted by WSP and W.M. Fares on behalf of Mosaik Properties and it includes a two-tower development on the west side of Canal Street. This property is north of King’s Wharf and east of Alderney Drive and the Shubenacadie Canal. The proposal calls for 287 residential units (projected density of 610 people), 6900 sq/ ft of commercial space on Canal St., and 294 underground parking spots. This development along with 18 others was presented at an open house on December 7th and the comments shared were passed onto Halifax Regional Council in a report that will propose the next steps for each application."

Why can't it be in DT Halifax

Looks great! Love the design - perfect spot. So glad that the viewplane removal is having an influence to increase redevelopment in Dartmouth. This site was just inside the Brightwood VP...glad it's gone.

Now to remove some of the DT Halifax viewplanes, the only ones really necessary are out to the mouth of the Harbour. Get rid of all others!!!

Bold, very bold - and risky too.
In 2012 the property was purchased for $1.2 million and I assume Mosaik has plenty of patient money, the MT lot across the street is a mess as is most of Canal Street.
Obviously aimed at the young and the old - a couple with kid/s in HRM rarely buy a condo.
The best views are from Admiralty Place.

All city building is a risk - I'm glad to see developers in Halifax becoming more risk tolerant and the planning department taking risks. It's slow and steady but progress is being made.

The risk is much higher with this proposed project, higher than King's Wharf which was originally planned as condos and built in stages.

I hope the Canal Street area takes off. It is such an interesting spot because of the canal, the waterfront, and the views. It also has good transportation connections to downtown Halifax, including the ferry which will only look better and better as road congestion worsens.

Many cities, particularly in Europe, have attractive neighbourhoods built around canals. Amsterdam is most famous but Hamburg also has nice examples. Hamburg has some amazing old warehouses but also new construction.

I'd like to see it happen. The Dartmouth Cove area has the potential to be a really pretty location if the proper development were to occur. Currently it's somewhat of a wasteland, but it actually could be prime real estate given its proximity to the harbour and easy walk to the ferry.

There are very few holes left in DT Halifax. Off the top of my head, the only ones I can think of that aren't under construction or have active proposals are:

- TexPark
- Salters Gate parking lot
- Barrington St. Super Store
- Barrington St. Tim Hortons
- Cheque processing bunker on Grafton (though it is owned by Dexel)
- Parking lot next to the Vic
- Parking lot next to the Maple
- Parking lot next to the Dennis (which has an RFP out right now)

Even with a building on it, I would classify the Ralston as a hole. Hopefully it will be sold off soon.

There's a certain mid-century coolness about it, but overall I have to agree. Architecturally, it is basically a collection of blocks, with the only real detail being the coat of arms on the side of the building.

...and the stone cladding has been held on by those added pieces of angle for so long now...

That building has been an eyesore for quite some time. It needs to go, imagine how much space that would free up....
