I could see this getting some opposition where there are some homes on this same block.

Thanks for posting. I'd heard about this before but hadn't seen renderings yet. This more attractive than some other newer buildings nearby, like Hydrostone Place at Isleville and Russell.

I wonder what's going on with the North End Diner site a couple blocks away?

I find most of Michael Napier's buildings turn out pretty good, so I expect this one will too, he always seems to make his different than the status quo. We still have the Robie Ultramar site from Banc, that sounded like it was coming out in the near future. This will be quite a busy part of town if these all get going.

North-end residences proposed

I think this looks great, and would fit in well with this area. The whole area between Almon and Macara and Gottingen and Agricola is very old and could use a facelift. Across the street where that Antiques store is and the empty lot on Isleville and Almon also needs a building like this.

This should keep those nimby's mouths shut...I mean, it should fit in nicely.
Actually, I look at more developments like this and St. Joseph's as context builders. The more buildings around 10 storeys that show up, the easier it will be to make the logical argument that the next 'tall building' should be in the 10-15 storey range - the context would support it.

Although for me, I think 15 storeys around the immediate edges of the hydrostone should be the limit. I think that's comfortable and then higher as you make your way towards Robie or Almon. Then let loose around Young Street.

If I had the influence, I would redevelop as much of Kempt Rd as possible into high-rises. That would certainly make for an interesting drive along Massachusetts Ave.

I agree, but I think anything around the hydrostone park and the shops should be restricted to about 15 stories. It's important (at least to me) to keep that park exposed to sunlight and not make it feel boxed in. Granted even if you could go up to 15 stories, not every site would.

I've warmed more and more to the idea of the Young/Robie/Kempt area being high rise in light of more applications hitting that area. I would be fine with it...no maximum height at all.

But I would want to use the HbD (Larry Beasley) model - that looks at density and building height as a commodity and leverage from it some private $ for public benefit. So you could start out at 5 stories as of right, but once you go beyond you have to bonus for more height. That can include affordable housing, contributions to a parks fund (to fix up local parks or buy land to build one), contributions to transit, public amenity space, etc.

LUB amendments were approved on Monday night. Once they get adopted we should have final approval sometime in the next 2-3 months.

The LUB amendments are now in effect. The Development Agreement is set to be approved on Monday, March 18th (2013) at H&WCC.

I like how this one more or less continues the urban fabric of small houses/rowhouses in the area, but with some extra density set back on upper floors. If the North End were a consistent mix of well-maintained older houses and buildings like this it would be a great area.

The land and development agreement for this property was just sold to Norman Ross & Family. They have stated there is no time frame for construction. The building will be rentals.

There are currently 500+ units underway in the North-End. I don't know the exact unit breakdown but assuming 2.25 per unit that is ~1'125 new residents in this year's proposals alone (I predict more to come in 2014-2015).
