The best file I could find about it says it has internal (underground) parking, but it doesn't say how many parking spaces it has

According to this(last page, last paragraph) there were to be 10 spaces with two car share spots. "Downtown living and active transportation is being encouraged and promoted"

Some of the protective covering has been removed from the facade panels. I like how this one is turning out so far.

Brunswick Street between Sackville Street & Spring Garden Road is closed with emergency vehicles on scene after a small fire broke out in a toolroom of a nearby building. No injuries but people were evacuated as smoke filled the building.

There's some interior pics on their social media accounts. The apartments look nice. Apparently they have all been let.

Anyone know what's moved into the ground floor commercial space?

There is one apartment available, their townhouse model suite on the ground floor. Two bedrooms, 985 sq ft, $2750/mo. That does not include electricity, heat and water.

The exposed concrete ceilings and ductwork may appeal to some but not to me. But I suspect I am not the target market.

For $2750 they better be sending someone monthly to dust the tops of the ductwork for me...

While not a direct apples to apples comparison, that monthly payment will get you a mortgage loan of $600,000 at today's rates.

Which, in my opinion - for a space DIRECTLY downtown is pretty nice.

It seems pretty steep to me, considering you could get an equivalent condo in The Roy or Bishop's Landing for less than that (both currently have a 2-bdrm, 900ish SF unit with an asking price in the $475k range). To be fair, many people WANT to rent because they don't want to be tied down or have the hassle of ownership, but it does blow my mind a bit that there are enough people who want to rent at $2750/month.

With a condo you would also have condo fees, property taxes, utilities, and upkeep of the unit interior. Taxes on $600k will run you $625 a month for example. Condo fees can easily be $300-600 a month.
