An excavator was back onsite today when I drove by. Looks like work is starting up again.

It's odd that such a major project is so obscure. It would be nice if details for these projects were easy to find on the municipal website, but only active planning applications are shown in the map view and list. Construction projects approved long ago generally have nothing. I wonder if people in the neighbourhood got more information.

The plans (available for viewing at the Bayers Road HRM Planning Office) show the upper 28+/- floors imitating Studio Gang's Aqua in Chicago and the bottom stories, unfortunately the part which has the most impact on the human scale and experience, are clad in fiber cement board or similar with glazing at the entrance. IMHO very little respect paid to the street, to human scale, the neighbouring buildings.
Blasting on site this past week.

I believe that is the old rendering for an abandoned, shorter version of the proposal. If I remember correctly, what happened was that there was an existing DA for a 32-storey building (with a small number of units per floor) on this site. The developer proposed a wider building but that proposal was abandoned.

Can't wait to see what it will be... but how come there isn't a rendering of this project? How can it be approved without one... at least one that can be found?

Similar to Dexel’s project on Mumford, also driving me nuts with no renderings, this is 1970s “as of right”. Therefore no public approval process, they just need to apply for a building permit which is behind closed doors, similar to any permit for home renovations.

This is so scary... I can't believe the companies aren't trying to gather some interest in these properties and show diagrams of sites under construction.

I imagine it's an expense for which the developers don't want to pay their designers. They'll do it when they must as part of a DA or Site Plan Approval, but not for as-of-right developments. Advertising to future tenants is possibly not a huge concern given the very low vacancy rates here.

Typically developers for rental buildings don't start marketing until the building is well underway, that's when final renderings are usually used. The ones we see prior to work are for the approval process.

While there might not be renderings for as of right there should at least be section drawings somewhere in the public realm to get their permits approved.

I found the permit # 172103 but I cannot find any data on it besides # of stories and amount of units. Looks like the building plans aren't available online
