Meh. Would be nice to see something bigger on this site.

Not sure downtown needs any more hotels anyway.

Downtown may get a new hotel brand in prime location

Aesthetically the Lowes Hotel is a disappointment.

I think he may have been referring to this photo. Rochester has an old building with a spire and a giant blob of a glass building similar to the Lowe's. Obviously, there's no real comparison between the skylines when viewed in full.

Waddell & Reed plans Kansas City high rise — downtown’s third prospective office tower

Agreed. My fantasy would be a nice, big project with not just office but some other things right here where that twisty tower was proposed a while ago.

Another thing I'm wondering is if it could go where one of the future Light buildings are supposed to go.

I think that it's going to be here too. I've always imagined that Cerner would build there but they don't care about the city unless they have a way to get money out of us. Anyway, If it is there, I hope that it's a minimum of 40 stories.

Rule of thumb for space needs per employee is 125 to 225 square feet which means W&R would need at least 200K square feet. With 20,000 sq foot floor plates that's 10 levels. I wouldn't think they'd build 40 stories because that would give 600K sf of space to lease outside of their space. Now, most office building spec projects would require about 30-35% prelease to finance so W&R needs to find a few tenants, which may already be onboard if the project gets the green light. I'm thinking KC will see something between the HR Block tower and City Center, 25 stories, 500K square feet, which is about what 1201 Walnut is. Maybe that 25 stories is on a 3 or 4 story podium of parking, so a 28-30 story project is in order. IF they take that entire lot north of Sprint, you might also see an apartment element elsewhere on that block or a hotel, with it's proximity to Sprint, maybe with the hotel/apartment on the south end and W&R on the north end. People at The Grand will lose their views but oh well. To compare, Stinson has 160,000 sf and 8 floors of 1201 but half as many employees, which makes sense, lawyers all like their own office space. So, the twisty thingy at 12 & Grand by Copaken is a good bet to happen, but probably not twisty.

From what I read W&R is not interested in building on their own, they are looking to lease space in a new construction. If our mystery building can nab another tennant and lean on hotel or condos then maybe they can get it above 30. I know i'm reaching but I'm just getting tired of these mid sized 30 something floor towers being built. I want something skyline altering. If denver and nashville can build then we can too.
