Given the track record of true north I bet both towers will be built. They will most likely be like the Alt and Glass. Start one and halfway start the other. It makes sense also as you keep up demand and you don't saturate the area 100% right away. Hotel is most likely 100%. Condo with it I'll leave out for now.

The people I spoke with this morning seemed to imply this was how it was going to look. Not sure what kind of magic they are proposing then.

local architects? or from out-of-province?

I mean I hope they would be up to speed on the realities of the new energy code either way, but I wouldn't be surprised if they aren't.

Perkins + Will out of Vancouver is the Design Architect and they have partnered with Architecture 49 as the local Architect of Record.

Longboat/TNSE has earned a lot of credibility, that's for sure. I mean, unlike some developers who propose and withdraw all the time, Longboat/TNSE says nothing until the wheels are already turning. It was that way with MTS Centre, the Jets, Centrepoint... everything has come to fruition as pitched. So these guys tend to mean what they say.

Given that this is the actual proposal that is literally under construction, I'd imagine that the illustrations are essentially how the buildings will look, no? Does anyone seriously think they're going to start injecting heavy doses of EIFS and other prefab panels into the designs at this point? Even Alt for all of its underwhelmingness looks more or less as it did in the rendering... it's not like they promised glass and delivered stucco.

Some real heavy hitters as partners too....Hartley Richardson (James Richardson and Sons) and Tom Gaglardi (owner of the Dallas Stars and The Sutton Place Hotels).....around $5 billion between the two of them.

Where are True North's corporate offices currently? With the lawfirm moving to the top 3 floors of the office tower which I assume is the best office space, where does that leave TN's actual offices? I'd assume they'd become tenants in their own project...no? With Chipman having some grand corner suite...

Richardson is a major partner in the development.....I know??? He was the first person mentioned.

Thompson wasn't there.

Murray McNeill reports that Richardson is a 50-50 equity partner in the development! Interesting.

I'd imagine TNSE must be planning to vacate the Powerhouse and move into the office tower... they have moved up to the big time and they should be in offices to match.

The Hotel development will likely look different as they are very early in the process. No local architect yet.

With the 25 storey tower on Hargrave right across the street from the Tavern I would imagine it will cast quite the shadow on one of the most popular rooftop patio's in the city.

Ooh, ya didn't think of that. I love being up there on a warm, summers evening.

Maybe it will be replaced with another roof top patio on one of the new buildings.

Good point. Damn... that was my favourite rooftop patio. How can this not be a death blow given that the currently sun-splashed Tavern patio will soon be in a perpetual shadow? Maybe at the very least they can knock down their prices a bit to encourage people to drop by.

Oh well, I am willing to accept this collateral damage.
