Are we sure they actually mean the two would be combined? Or does that mean they aren’t exactly sure where the switchover would occur?

The latticework of the crown is simply stunning. Jamie Dimon must be seething that he didn’t get this design for 270.

I feel like it's the latter. It could also be banquet/exhibition space for the hotel that could utilize the higher office floor ceilings.

^ Yeah, the exact floors are still in flux, but keep in mind that those drawings are just another version of the tower, like the one we saw at 1,486 ft. The plan for now is to put all of the hotel space above the office floors, even though initially it was said that the hotel would be at the base (didn't make the most sense).

When this rises though, we’ll be rewarded early with the base.

They do mention that the top 60 ft or so of the crown will be open air...

I already love the crown and hope they don't change it too much. I also really like the window mullions at the top of the tower. I see a sort of nod to the Chrysler Building's entire crown in the shape of the top of the mullions at the base of the crown of the building.

They just as easily could have gone the route of Two International Financial Centre or Salesforce Tower with the crown, which would have been fine, but man, this is is really an original idea.

Anyone else find it intriguing that in the text graphic posted above, the description of the setbacks and thus segments actually correspond to the black envelope line in the elevation and not the released renderings or elevations. The description in that text would produce a tower of 4 tapering segments not 5.

The text should be just what the tower will fit within. Whatever version eventually gets built should fit within that envelope.

When we get to construction, and DOB permits are filed, that would give us an indication of final height. But even then, that's subject to change if necessary. We saw that with Vanderbilt, CPT, and Steinway, among others.

The thing about the crown is, I like it as a nod to the Chrysler, and a bookend to the base. If you look at these two drawings, you can already see a difference. I hope they're going with the version originally shown.

The arch effect at the top that echoes the bottom is definitely the better design.

The one on the left is 145th E 160th and the one on the right is 36 Central Park South (One Park Lane).

The application will be reviewed soon (as soon as they get off the crappy 250 Water Street proposal), and then the approval process will officially begin.

Meanwhile, a look at scheduling.....

What is the “action” they are talking about that would push out the schedule from 70 months to 106 months?
