It could be turned into a residence for the RWB rather easily with access to a roof top terrace if Tavern gets the boot.

Seems like it would be about the right scale for that... the best part is that maybe they'd fill in the awful parking lot on the SW corner if that happened.

But that said, it's a pretty desirable location wedged between Bell MTS Place and TNS... might be too valuable to dedicate to student housing.

Brief update re: TNS 2 retail tenants.

I had thought that Starbucks was going to be opening on the ground floor at Carleton and Hargrave (not sure 'where' I heard that, though, tbh), but today was told emphatically that they will NOT be in either of the buildings. There's reasons and apparently quite the story, but he couldn't share.

So, ACU coming on the ground floor near Hargrave but no idea what's happening on the Carleton side.

Tower 2 is ~50% full.

I personally speculate that Hargrave's Market reached a deal with Starbucks regarding the issue of allowing Starbucks to open at TNS...

Among all the tenants of Hargrave's Market, the local coffee shop chain Fools & Horses is one of them. In some fancy words, I'd say it's like protecting the interest of successful local business from monopolistic force...

The CRU at Carlton and Graham is going to be a coffee shop, lease is already signed – but not a Starbucks. That was just speculated on here due to the fact 3 Starbucks have shut down downtown in the last year-ish.

Sorry to say it’s more aspiration than reality.

Surprised Local came to Winnipeg, though. Is it at least a decent size & of a decent decoration?
Joey had been actively looking for a spot downtown for a Local for quite some time, when the opportunity it’s to buy the pint’s building came up, they were all over it.
The place is very nice, much better from before. Quite brighter and cleaner looking, with an old diner/up beat pub style. It looks more similar to the Local in Gastown than 8th ave in Calgary
