Word.

At least now we'll get to wait for what hopefully is a decently designed tower(s) with some decent height, but there's too much land at that site, so we might wind up with a suburban looking development. In any case, if HCA is planning something with some height, we at least know it will be built.

The Trammel-Crow design is what I'd have chosen -- attractive and modern, more balanced and easy to look at. (On the other hand, it also looks somewhat similar to some other things being built / proposed, and we don't want everything looking the same.)

The Rubicon three-tower design would have been awesome for us tall building enthusiasts wanting to see Nashville's skyline grow, but I'm guessing (?) it wasn't seen as viable economically.

In any case, the important thing is that the site is being redeveloped. The new structure, whatever it actually looks like, will be an important element for enhancing downtown and the street-level experience. Good news for everyone.
My favorite is the Rubicon, but I think it may have been a project that would have been hard to finance completely and I could see it stalling or taking forever to be completed in total.

I'm thinking whoever did the Chartwell design totally missed the scope of the site intent. Not sure how you propose that design when all the others are so much more progressive in design. I'm thinking they got caught up in the Ryman being across the street and didn't want to over shadow it.

Trammel Crow's design is is similar to the Omni to me, maybe even WES. I don't dislike it and would look nice on Broadway, but not really impressive.

REI... just as boring as the Chartwell, even with the tower. That concept has been built everywhere....

Emery I think is a lot better than some are giving credit. I'm thinking they didn't want to build a big box type building with no dimensional elements at the street level. I like the various angles, mix of materials and the tower design is modern and should compliment the Bridgestone. I also like that they has a set-back at the corner that creates somewhat of a small plaza like area. It could prove to be a great spot for street entertainment.

This is by far, much better than the old convention center. And, it should brighten up the corner and begin to increase pedestrian activity in that area.

In addition to “green” construction, Spectrum is touting the green space at the site, including a 12-acre communal space that includes an outdoor amphitheater, waterways, ponds, walking paths and open fields.

A poster on UP posted this up and I thought I would share. It show's the dramatic transformation SoBro has undergone over the years since the Bridgstone arena was built. It also shows some of the projects in the pipeline that will continue to tranform the area.

The yellow building barely visible in the middle very left of the picture (just North of the Pinnacle tower) is the planned Hyatt Regency hotel. The $135 million project, the architect for which is Nashville-based ESa, will be a full service hotel with 450 rooms, and will also include 25,000 square feet of meeting space, 350 on-site parking spaces, as well as retail and dining. (Pictured below)...The building is 17 floors and around 200ft. The developer has recieved TIF incentives from the city as well...http://nashvillepost.com/news/2013/7..._hyatt_regency

The other yellow building on the South side of the Pinnacle tower is the SoBro apartment tower, scheduled to start construction beginning of 2014. the 33-story tower is to feature 342 luxury rental apartment units, 378 parking spaces and more than 18,000 square feet of Class A office space. There will also be ground-level retail space as well. The tower (pictured below) should be around 400ft tall, and is projected to cost around $90-$100 million dollars to construct. The developer Tony Giarratana, has already secured funding for the tower...http://www.tennessean.com/article/20...ry-SoBro-tower

The tall blue building right next to the yellow one is the proposed mixed-use tower code-named "Sheet Music." The 41 story curvilinear design consists of three main layers: parking, office space and 15 stories of residential or hotel rooms on top. The developer for this project, Tony Giarratana, (the same developer for the aparment tower above) is reported to be in talks with an international company for a headquarters that would anchor the 41-story high-rise (pictured below) in the SoBro area of downtown Nashville. No word on height or cost, but going off the floor count 500ft+ is to be expected. I would also estimate this project to cost around $150-$200 million dollars...http://www.bizjournals.com/nashville...l-company.html

The orange colored building on the lower left is the recently announced mixed-use project for the old convention center site. The developers led by Cushman & Wakefield | Cornerstone and developer Pat Emery are planning to overhaul the footprint of the Nashville Convention Center into a complex that would comprise more than 1 million square feet.
The project (pictured below) was chosen from five options. It calls for $230 million of investment, led by an office tower of up to 840,000 square feet with 25-28 floors, as well as 244,000 square feet of retail and another 50,000 square feet for the National Museum of African American Music, which will face Broadway. The site would also get an underground parking garage...http://nashvillepost.com/news/2013/1...on_center_site

The redish-orange building behind the Music City Center (convention center) is the Atlanta-based North Point proposal to bring two Marriott hotels to the area. The project is estimated to cost around $65 million dollars and consists of a 14-story 200-room Residence Inn by Marriott, and a 16 story 150-room SpringHill Suites by Marriott. Once completed in 2016, the two hotels and garage will offer 350 rooms and 250 vehicle spaces within an L-shaped configuration. North Point hopes to break ground on the project by the end of the year. No official render has been released as of yet, but the picture below of one of the projects the developer has done gives an idea on how this could turn out...http://nashvillepost.com/news/2013/1...ated_for_sobro

Not visible in the picture of the proposals is the 11 story 150ft 200-room Hilton Garden Inn hotel on the opposite side of the Omni Hotel. The $40 million dollar project (pictured below) is currently under construction with the tower crane erected just a week or two ago...http://nashvillepost.com/news/2012/7...anoramic_views

Also not shown in the proposals picture of SoBro is the the 17 story 190ft, 400-room Marriott Marquis proposed by developer Tony Giarantanna. This project (pictured below) is to be located just next door to the large purple box on the lower right of the picture, right across the street from the Music City Center. The developer has recieved TIF incentives from the city, and has chosen global architect design firm Gensler to design the tower...http://nashvillepost.com/news/2013/7...or_sobro_hotel

Another significant project slated for the SoBro area is the 30 story 400ft Westin hotel. This 400-plus room luxury hotel is going to be located on the West end side of the Music City Center, not shown in the proposals picture. The land for this project was recently purchased, and the developers are already releasing details about the development. The hotel is expected to be called Westin Music City Nashville, and should include a banquet facility, meeting rooms, two restaurants, two lounge bars – including one on the rooftop – and a pool. The render below is not the official render, and is one from another city. It just gives an idea on how the tower could look, and it happens to be 30 stories as well...http://www.tennessean.com/article/20...ic-City-Center

NYC-based City Winery to invest about $5M in burgeoning district
http://nashvillepost.com/news/2013/1...o_in_late_2014
Quote:
Officials with New York-based City Winery LLC announced today they have purchased a SoBro property with plans to retrofit the space and open a Nashville outpost of their high-end wine/restaurant/entertainment venue by September 2014.
Quote:
Michael Dorf, founder and CEO of City Winery, said the team has a budget of $2.5 million to retrofit the building. On-site work is slated to start in January, with Nashville-based MTLC Building Group to serve as the general contractor.
Quote:
The 30,000-square-foot warehouse will be converted into a 350-seated music venue, 150-capacity restaurant, fully functioning winery and private event space. Originally part of the Sears properties, the building has been subdivided and mainly used as warehouse space over the years. Its back faces the Nashville Rescue Mission site.
Quote:
“This is an example of another really unique, out-of-town concept coming to Nashville,” Petty said in the release. “City Winery is taking an old, underutilized warehouse and converting it into an urban winery with a restaurant and entertainment venue. Nashville does not currently have a concept quite like it.

“Adding to a long list of developments in the area, City Winery will be another catalyst for more entertainment and hospitality themed concepts in this section of SoBro,” Petty added.
This is the building thats going to be retrofitted into the high-end wine/restaurant/entertainment venue. Definitely going to be a huge impovement!

The Nashville Post is reporting that Tony Giarratana's 33 story luxury apartment tower will begin construction late February...

Developer targets late-February start for SoBro luxury apartment tower
http://nashvillepost.com/blogs/postb...partment_tower

Quote:
Giarratana Development is targeting a late February start on its proposed luxury apartment tower SoBro.

Tony Giarratana, Giarratana Development president, said the company has received all Metro Planning Department and Metro Development and Housing Agency approvals with the exception of the west façade of the parking structure.
Quote:
“We submitted revisions two weeks ago and we hope to get approved this week,” he said. “We’ve told MDHA we can start by late February or early March.”

Giarratana Development originally had hoped to break ground by the end of 2013.

Giarratana is working with Chicago-based Magellan Development Group LLC on the 33-story SoBro, which would include 342 luxury rental apartment units, 378 parking spaces and more than 18,000 square feet of Class A, ground-level retail space.
Quote:
SoBro is planned to rise adjacent to both the Encore condominium tower to the west and The Pinnacle at Symphony Place office skyscraper to the north. The building would be bordered by Demonbreun Street on the north, Second Avenue on the east and Third Avenue on the west.

The development team has enlisted Chicago-based Loewenberg Architects to handle design work.

^Excellent news. We'll get to watch SoBro and the Hilton Garden rise at the same time; although the Hilton Garden won't be much. In any case I'm glad that Tony G will get another tower off the ground and I'm excited for the added density.

More land aquisition for the new "Nashville Sounds" ballpark complex. This project is going to move rapidly.

Sounds-affiliated MFP Real Estate LLC paid $1.15 million to Crown Lebanon Partnership LP for a 1.1-acre property at 963 Third Ave. N., according to Davidson County records.
Quote:
It's the latest in a flurry of ballpark-related transactions. After Metro Council approved the ballpark in December, the Sounds paid $2.1 million to Davenport Family LLC for a 2-acre parcel at 816 Fourth Ave. N. And Embrey Development Corp. of San Antonio, Texas, part of the ballpark's public-private partnership, bought a 3.25-acre parcel to the north for $3.2 million.

The development group planning the 30 story Westin hotel next to the Music City Center has aquired more property. I definitely see this project happening very soon.

Group has SoBro site under contract for proposed Westin

The group that hopes to develop a 30-story Westin hotel in SoBro has a one-acre site near the Music City Center under contract, according to The Tennessean.
Quote:
Nashville Hospitality Capital LLC has a contract to buy the building last home to Cokesbury bookstore and an adjacent parking lot for $8 million, the morning daily reports. Led by investor Kevin M. Fee, the group originally planned to purchase the property from Terra Verde Group, which had the site under contract and eyed a massive mixed-use development. Terra Verde would later decide to pass on the acquisition.

The property is located near the MCC Roundabout.
Last month, Nashville Hospitality paid $4.85 million for a 0.75-acre site next to the bookstore.

And the biggest news on the last day of the year is that Tony Giarratana appears to be moving forward on his mixed-use tower in SoBro code-named "Sheet Music."

There is an article in the Nashville Post, but it is behind the paywall. smeagols posted some details about it over on UP. Details included a new render of the tower, and that the height is going to ironically be 505 feet at 36 stories. (Down from the original proposed 41 stories)

Other information given was that Tony Giarratana is also buying the coin shop on that property and that it will be vacated next month, as well as notifying the billboard company that the bill board has to be out by the end of January. The coin shop will also be demolished, and there is also a small lot that Tony is purchasing on the back side of the shop as well.

Here is the article.

Hyatt is dead

Well, not the biggest of surprises since Swerdling has been incredibly quiet ever since the announcement last year. It is dead but the properties are still for sale and likely something else will come along because of their location and visibility.
