I can't wait to go get a 'Generic Sign' burrito and a 'Lobby' coffee.

It's like the designers just slapped some horizontal wood slats on top of a utilitarian 1970's building. Eek...

Yeah, that design leaves a lot to the imagination to be sure. But agree; hope it spurs more development along that part of Lamar. I lived off Payne (pretty much just behind Threadgills) for years, and would walk up to that part of Lamar to go to Stiles Switch or the Walgreens, and there's some real unsavoury stuff happening. Can't wait for those two run-down, by-the-hour motels to get bulldozed.

Yeah, I am kind of surprised. Stephen is generally a better designer than that.

Looks like the wood paneling is covering up what should be nice large windows but instead will have tiny little window boxes.

Are those apartment units back there or is that thing just a giant parking garage with some apartments in front?

Hard to blame them for not really emphasizing those views of north Austin's favorite motels of last resort. I'm perpetually amazed that those two places generate enough income that the owners have not yet sold or redeveloped.

the future "neighborhood amenities" link on the apartment website should be funny though honestly it's walkable to more decent food, grocery, transit, and retail than like 80% of the city. Korean, Salvadoran, Guatemalan, BBQ, ramen, poke, halal, deli, 2 bakeries, sushi, coffee, and a brew pub all within a ten minute walk.

So I looked at the first couple of post on this page, went back a page to look at the rendering, then rushed back to this page to ask the exact same question. You beat me to it. It does look like a giant garage behind a sliver of apartments and generic retail. I don't mind it. I have said it before, Lamar, especially south of the river is becoming more interesting than South Congress.

i agree. paths and walkways work a whole lot better when there are reasons to take them. if we want people out of cars then we need to offer conveniences within walking distance.

this building is a problem, not a solution

Thirded. This thing is taking out a lot of small bore commercial storefronts -- it's a shame that it won't be replacing them.

Agreed, but it's not like the current businesses there would be able to afford a lease in these big corporate owned buildings. It would've been the usual suspects: corporate chain juice bar, Starbucks, Chipotle, etc...

This is a 6-story, concrete framed luxury apartment building in North Austin that we are designing for a new client. The building is a complex, amenity-rich mixed use living space that includes a co-working space, shell retail, a park-like courtyard, rooftop pool, multiple clubhouses and other public spaces. The project is currently in the permitting phase and is scheduled to begin construction in early 2021.

From the satellite imagery, it looks like it's wrapping around the Taco Cabana at North Loop and Lamar.

Yes. That lot has been vacant for years.

Interesting they're going with all concrete on a 6 story. That certainly allows for a roof pool. Since the new-ish 801 "station" is right at that intersection, that'll appeal to upper division and grad students at UT, similar to The Triangle, besides DT workers.

The lot immediately to the west seems prime for action as well.

There's also some kind of fencing up around part but not all of this property, which was kind of unusual. I don't think it has anything to do with demolition.
