I'm a little concerned the first phase of X was not built along Van Buren and instead with of a 50' or so offset. There's no guarantee that the second phase will immediately happen after the first phase is completed. Seems like they would've wanted to build along Van Buren first and have a strong street presence along a busy section of roadway and get some retail going in the first phase?

I think there's an underground canal there. 200 Monroe had a similar setup.

What all will be entailed in moving (or closing) that canal? Has this been detailed yet? They will have to do it anyway for phase 2.

It's probably just $$$. A developer new to phoenix probably doesn't want to invest too much upfront for a future phase. My guess is the 2nd phase starts when (and if) the first phase starts showing some success in the co-living concept. Or its just subject to financing.

And if it doesn't (although unlikely), we're stuck with a 20 story building with a 50'+ setback. That would be no better of a setup than the original 200 Monroe plan which was what everyone pretty much had a beef with.

But chances are, both phases get built as strong as growth is in downtown right now. I'm just throwing out conjecture.

To be fair, 200 Monroe was worse--it took up 3/4 of the block with a grassy setback. I share the mild anxiety about being stuck with half a project. But at least here if that were to happen we're left with a marketable half-block lot.

Im not quite so concerned about phased projects anymore as we have seen our multi phased projects now all complete.

10 years ago sure, a multi phase meant a dead half block for a decade but now... even if it doesn't come right away I doubt that would remain empty for more than a couple years.

In some instances future "phases" are touted as way to increase the marketability of land. I'm not saying it's the case here but developers some times have no intention of delivering future phases and spend a little money marketing them so potential buyers can see what they can do with the land if they buy it.

Somebody should look at the plat for the block. It would include any easements, which can be looked up at the Recorder. The County is slow to update these things but if it's been approved by the city it should be there.

There's no concrete or rebar going in adjacent to the Van Buren side...unless that's changed in the last week or so. I'll be Downtown after work today and I'll try and get a picture of it and a more accurate setback distance.

Edit: Actually you can kinda tell in the last pic 1 page back. Where the construction trailer ends is pretty much where they have been building so far. The front of the trailer would be towards Van Buren.

This is probably a staging issue. How are if at all any of the roads nearby restricted? The second phase i always thought was a mirror image of the first.

Walked by tonight. None of the roads around it are restricted. There is no construction North of the former alley that divided the lot. I think it is being used for staging as you suggested as there appears to be no staging anywhere else nearby.

According to this article, X Phoenix will now be part of the PMG society brand And will no longer be part of the X social communities. The phoenix X social community webpage has been taken down FYI. I’m wondering if what was posted about the other X Phoenix base camp property (625 N 2nd Ave) in the Phoenix Development thread means PMG plans an X Phoenix community on that new site? The article mentions that PMG is still planning on building more X community brands across the country.

There also may be a Hotel now on that 2nd phase according to the article.
