Moving On Up
Cincinnati garage makes way for luxury apartments.
Quote:
Pogue’s Garage, a parking structure in downtown Cincinnati, will be torn down to make way for a 30-story, mixed-use tower with 300 apartments, 1,000 parking spaces, and a 15,000-square-foot grocery store.

Developer Flaherty & Collins brought on RTKL Architects’ Chicago office to design the $94 million project at Fourth and Race streets. As for retail tenants, Flaherty & Collins’ Jim Crossin said that “an independent grocer” had committed, but would not name the company.

Downtown apartment tower moving forward
Quote:
Cincinnati officials are moving ahead on efforts to replace the old Pogue’s Garage downtown with an apartment tower and grocery store – a project that seemingly hinged on proceeds from a stalled parking lease.

The city Planning Commission is scheduled to vote June 7 to lease the garage site, on Fourth Street between Elm and Race, to apartment developer Flaherty & Collins. The Indianapolis-based company would pay rent of $1 per year for 75 years, at which point it would have the option to buy the property for $1.

Flaherty would be responsible for tearing down the 45-year-old garage and replacing it with a 30-story, 300-unit luxury apartment tower. The tower would also include a 15,000-square-foot grocery store and 1,000 parking spaces.

City finds money for apartment tower, grocery
Quote:
The city plans to use $12 million from a long-standing urban renewal district to move forward on plans for a 30-story apartment tower and grocery store Downtown, Economic Development Director Odis Jones said Friday.

Jones and developer David Flaherty, CEO of Flaherty & Collins, exclusively shared details of the project and new grocery store renderings with The Enquirer.

Downtown residents who have long sought a grocery will get to help shape it, Flaherty said. His company is bringing in an executive from a grocery chain to lead the 15,000-square-foot store based on public feedback on preferred products and services. Input will also be sought on the store name, possibly through a contest.

Flaherty & Collins will commit to keeping the store open at least five years, and hours will be 7 a.m. to 10 p.m. seven days a week.

I really like those first few floors, it should look great from the sidewalk. I also love those scales on the corner.

More density for one of my favorite CBDs.

According to this article, it won't be Kroger.

For some reason Kroger has been very reluctant to open a store in downtown Cincinnati.

$77.8M, 30-story Fourth and Race tower gets okay
Quote:
The developers of a proposed $77.8 million, 30-story luxury apartment tower at Fourth and Race streets have the City's go-ahead after City Council approved a development and lease agreement on June 12.

Indianapolis-based Flaherty & Collins Development plans to demolish the outdated Pogue's Garage and its attached vehicular ramp and Skywalk segment and replace it with the tower, which would include approximately 300 apartments, a 15,000-square-foot street-level grocery store, and 1,000 spaces of public garage parking.

First of all, I'd like to say that grocer renderings look amazing. This is the kind of stuff that makes me proud of downtown living by having interesting places to shop.

I'm not surprised that this won't be a Kroger. I really worry about that company. The best new markets are ones in urban areas. The door is being closed on Kroger in the midwest market by other out of state grocers that have filled nearly every layer of the urban market. Even worse that they can't make a move even in their own city that is just begging for quality grocers. Kroger in my opinion will continue to fade into irrelevance in crowded grocery markets and remain successful only in the small suburban or rural markets. They are only now adopting the "marketplace" format that has been an accepted model for years and even adopted much earlier in stores like Walmart and Meijer.

Sorry to get OT

^ Agreed.

It makes me mad because they operate a store in Over-the-Rhine less than one mile from their headquarters that is arguably the worst in the country. Meanwhile, they built a nice urban Kroger up in Columbus and are building one in Lexington with the parking on the roof. Maybe once they start losing market share here they will change their tune.

Construction is currently set to begin in February.

Also, it appears the developer, Flaherty & Collins, is looking to do another large project right next to this one:

Any updates on this?

This article from March indicated the tower plan was falling apart...

It is, but I think it'll be a little shorter than originally planned.
