looks like the College of Western Idaho (CWI) is moving on with its long-proposed downtown campus.

it was originally proposed about 10 years ago to include multiple buildings up to 10 floors in height in a prime location along the river in the west end of downtown.

11th street is about to undergo some improvements to add bike lanes. good timing considering the number of projects that have broken ground, are about to break ground, or are in the planning stages along this corridor.

The Avens, a 187-unit residential complex, is moving ahead on the west end of downtown. design review should take place soon.

the developer is hoping this will spur additional development in that area. multiple other high-density residential proposals and a new CWI urban campus have been announced in recent months.

8-floor residential proposal approved by design review. project is called the Saratoga and got a design update to keep the alleyway.

looks like 8th street, aka "Restaurant Row," is finally being permanently converted into a pedestrian-only street, which the businesses and city have been wanting for quite some time.

article in the Statesman yesterday (behind a paywall) indicates that there are 4 new projects proposed or underway in the Lusk district.

wonder if some of the older buildings and businesses in that area are going to be redeveloped, as well. it's rapidly becoming a dense residential area within walking distance of BSU and downtown.

a new 14-floor Marriott hotel proposal was just announced by the Idaho Statesman. it will be a high-end, dual-brand hotel on the north half of a current surface parking lot. the south half is rumored to be a 34-floor residential tower.

Boise is undergoing a downtown hotel boom. We're going to need them as our tourist industry continues to grow.

The Hotel Renegade construction a block away from the new proposed Marriott is moving along.

the block just south of the Renegade is going to soon be surrounded by high-density developments. most if not all of the buildings on that block are occupied, but it's prime real estate for more high-density buildings instead of the one-two floor structures that are there now.

SCB has a page for the 12th and Idaho tower with a few renderings. they were hoping to break ground in June, but there's no activity yet.

That 12th/Idaho tower is incredible! Is it a new tallest? I had long suspected that, if Boise was to grow a taller skyline, the odds on location would be west of the current core and towards I-184 and Garden City. If GC shows, as it has been, that it would also go tall, it could make for a truly scenic urban/river interface.

it'll have the highest roofline, but officially be 6 feet shorter than the spire on the Zion building.

at 28 floors, it will have the highest floor count. there is a rumored 34-floor building for 11th and Front just a couple of blocks away, so the skyline would definitely be migrating west.

the east side does have the Ovation and London proposals that would continue to stretch the skyline east, as well.

the Ovation is approved and due to break ground soon; not sure about the status on the London.

we did spend time in Garden City last week, and it's rapidly transforming with a ton of new construction. there are 3 cranes right now, and a 4th will be added for the 18-story Boardwalk tower.

these projects along the river are really making the Greenbelt even more amazing than it is with all of the cafes, microbreweries, wineries and restaurants along the way.

there are a lot of new infill proposals for in and around downtown lately. here's a recap:

1 - a 14-story dual-brand hotel is proposed for Grove between 10th and 11th. both brands are Marriott hotels. no renderings yet but the developer said it would be a "classic" design.

2 - a 6-story apartment building for State and 8th street, will replace a 2-floor office building and surface parking lot.

3 - a 5-story apartment building for Denton street by the St Al's hospital campus. Rendering below from the Idaho Statesman.




this area is near to a new high-density neighborhood called Curtis Crossing. it was revealed a couple of years ago (more as a vision), but there hasn't been much in the news lately about it, so perhaps the new development above is the first of many in that area. rendering of Curtis Crossing below from KTVB:

couple of updates:

1 - the Block 68 YMCA project took another step towards reality with a land swap with the current YMCA.

according to Boisedev.com, there are still a lot of detail work to get done before work begins, but at least progress is being made.

2 - the 19-story Ovation project has been experiencing delays due to rising costs and other issues. they were hoping to break ground last month; hopefully the delays will be short and won't result in any reduction in height for the project.
