The website for this project hasn’t been updated for a while but the name “West 22” now appears.

Still no renderings, but the official name and some details:


Mumford Project named West 22

"The Lawen Group is delighted to announce the naming of our Mumford Project (7037 Mumford Road) which has officially been named West 22. It will have a mix of residential and commercial units and as of recently the building’s residential unit count has raised to 140.

Dexel is currently pouring their 13th floor with their window wall installation set to begin by the end of May. Framing has begun along with the installation of the pad mount transfer. There will be +/- 11,000 sq ft of commercial space available for lease. Residential leasing information will be available in the coming months – to sign up and stay informed on all things West 22– email leasing@west22living.com"

I asked about a rendering on their social media, and they banned me

They released the name "West 22" (although they leaked it on their website weeks ago) as this big announcement, how embarrassing that they are pouring floor 13 and can't even produce a rendering for the site.

Ouch! That’s definitely not a good sign. You’d think that if they were proud of their work they’d at least make a rendering as part of the reveal! Will it be so ugly they’re embarrassed to share? I’m guessing it will be your standard mix of 2020s material.

Yeah, it makes me nervous, that's for sure. They've done good work on their previous projects, but their lack of transparency on this project is strange.

No renderings, but they treat releasing the name "West 22 Living" like the hottest album drop of 2021. Shameful on Dexel.

I'm optimistic it will be high quality, they have a track record where each project appears to be higher quality than the last. I think the lack of rendering is more due to the 'As-of-Right" development agreement. No lengthy approvals process where renderings are required. Typically many buildings change in aesthetics from first proposal to final as-built state. By nature of that process, intermediate renderings are usually updated. I remember St. Lawrence places had 2 versions before the one that was built. The structure remained consistent, just the exterior changed.

I would hope that with the added certainty of As-of-Right, the developer can budget more money for design and finishes that would usually be allocated for approval uncertainty.

I think the teaser approach has built more anticipation for me. The most recent photos show the structure has taken a step in for the higher floors.

The construction has followed the site plan I posted last year:



If they are following the same plan they had from a year ago - there's no sense in withholding the renderings. It just shows a huge disconnect between their marketing team to think that the general people care about the name of the building more than seeing what's actually being built in their backyards.

I’m not that surprised they haven’t put out a rendering yet. They’re at least a year off from occupancy, and I assume it will be rentals so there’s no need to "pre-sell" this far in advance. In this hot market they probably don’t need to generate a lot of buzz.

Renderings are expensive and time consuming, and they lock you in to a degree. If you don’t build to your rendering people rake you over the coals, and if you do build to your rendering you lose a lot of the flexibility you need to make good building choices. If the City isn’t making you do it, why give yourself that headache?

My company has done a bit of work with a local developer who insists on building to the rendering, right down to the details on garden plantings. They’re higher-end condos and his philosophy is “this is what I told people I’m selling them”. It creates a lot of headaches for the architects and engineers though, because now they’re constrained by what some conceptual architect did in the early stages of the project. In this developer’s case he can afford to pay for buildings that are less logical in order to meet the rendering, because he’s selling a high-end product, but that’s not the case in most situations.

Mackay-Lyons Sweetapple did this design too. I like it. Dexel's post on Instagram said they are the pour for floor 16.

I like it too.

The vertical detail makes it stand out from other new developments around here. It's nice to have a break from the bleakness of late.

Not sold on replacing the utility poles with six storey ones though.

They must have used the google map perspective cause they look 6 stories tall there too.
