The furthest reaches of Midtown West are about to get another mixed-use building designed by Cetra Ruddy. The Soho-based firm filed new building applications this morning for a 13-story residential development with ground floor retail at 572 11th Avenue, on the corner of 43rd Street.

Plans call for 163 apartments spread over 124,112 square feet of residential space, yielding a typical rental unit of 761 square feet. They’ll rise on top of 10,827 square feet of retail, adding up to nearly 135,000 square feet of interior space. The building will reach 144 feet into the air and stretch from 43nd to 44th Streets on 11th Avenue, just a few blocks north of the Lincoln Tunnel and the Javits Center and a block east of the West Side Highway and the Hudson River.

Residential will begin on the second floor with 11 units, followed by 15 to 17 units each on the third through ninth floors, nine or 10 units a piece on floors ten through 12, and just six units on the top floor. The Schedule A details various amenities, including outdoor space on the first and second floors, a gym, lounge, and shared and private roof decks.

The developer is Moinian Group, who’ve already built the city’s largest apartment building—a 60-story, 1,175-unit rental—a block south at 605 West 42nd Street.

Eastern Consolidated’s capital advisory division arranged a $42 million bridge loan from New York-based private lender RWN Management to help fund the purchase of a development site in Flushing, Queens, Commercial Observer has learned.

The buyer, a new development group called Triple Star Realty, purchased the 100,000-square-foot property at 131-01 39th Avenue—the former home of the Korean and Chinese grocer Assi Plaza—for more than $90 million, according to the brokers in the deal.

The previous owner is listed in city records as an affiliate of the New York development firm King’s USA Group.

Triple Star plans to raze the existing structures and develop a 631,752-square-foot, mixed-use waterfront complex consisting of a 360-unit residential condominium, 200-room hotel, supermarket and other retail, general and medical office space.

Managing Director Jonathan Aghravi and Associate Director Charles Han of Eastern’s capital advisory division, led the financing team. They declined to name the lender.

“Through Eastern’s close relationship with the lender and the hard work of all involved, we were able to negotiate a larger loan and facilitate the closing,” Mr. Aghravi said. “We now look forward to working with the borrowers on procuring the construction financing for the project.”

The new owners are in the pre-development stage and plan to seek construction financing in the next three to six months, according to the brokers. The project is expected to take three years to complete.

The waterfront development, when finished, will stand out among the largest projects in the area, including Sky View Parc, Flushing Commons and Willets Point, Mr. Aghravi noted.

Fortis Property Group is developing the site, and Pizzarotti-IBC is building the project, which will total 33 stories (345′ to roof) and 110,207 square feet, to be divided between 271 hotel rooms.

151 Maiden Lane will be glassier than typical new hotel fare, with a few ripples to add some variety to the facade. The building’s envelope will also add to the neighborhood’s urban fabric, with only a slight setback between the tower and its base.

The design is certainly a far cry above the new Fairfield Inn at 161 Front Street, just a block away, which features a zebra-striped blank wall along its northern face, offending anyone who happens to have a view of the site.

Regardless of aesthetic quarreling, the neighborhood has enough gigantic towers to mute these additions (whether positive or negative), though complaining by nearby residents of the South Street Seaport would fool you into thinking the vicinity was Kansas-like, given the fight over a relatively short 450-foot tall tower planned to rise nearby, on the East River.

Luckily, development elsewhere in the neighborhood is not subject to public review, and the site with the biggest potential sits just above 151 Maiden Lane, at 80 South Street, which could give rise to a supertall.

As for the new Marriott at 151 Maiden Lane, completion is expected by 2017.

Related is developing the site along with Ponte Equities, although the project’s job application lists the developer as Benjamin Joseph of Bridge Land Vestry LLC as the developer.

The design will be both contextual and attractive, and it should come as no surprise that Ismael Leyva is working on the project, considering the firm has been hired to design several recent Related buildings. Those include both 261 Hudson Street a few blocks away, as well as 460 Washington Street, a few blocks to the north.

70 Vestry Street will be more distinguished than either of those projects, and it appears the exterior will be faced in limestone (and possibly brick, as well). Besides the attractive facade, the project will be fairly short — clocking in at 13 floors and 149 feet — though rooftop embellishments will add some needed visual distinction.

As the growing Chinese community sprawls east in Queens, YIMBY has been noticing filings for large, mixed-use developments planned further away from bustling downtown Flushing near the end of the 7 train. Yesterday, one developer filed plans for an 11-story building with commercial and community space at 141-26 Northern Boulevard, between Parsons Boulevard and Bowne Street.

The 143-foot-tall building would rise more than half a mile from the Main Street stop on the 7 and the Murray Hill stop on the LIRR in either direction. There would be 56 apartments spread across 41,429 square feet of residential space, for an average unit of 739 square feet.

The first floor would hold close to 14,000 square feet of retail, and medical offices would occupy the second floor. And a school would take up the third floor, bringing the building’s community space up to 16,716 square feet. The remaining seven floors would be residential, topped by a penthouse duplex on the top floor.

The cellar levels would host 126 parking spaces, which sounds high, but is fairly typical for Chinese developments with community space.

The developer is Yin C. Hu, based in Bayside, and Anthony Ng of Maspeth-based Architects Studio is the architect of record. He paid $13,000,000 for the 17,000-square-foot property in May—more than $2,000,000 over its asking price.

^^ This project confuses me. This building is surrounded by public housing, next to a convent and across the street from an auto-body shop. I get the neighborhood is transition, but if I'm going to drop 6 million on a condo, there are much nicer locations in the area. I feel like they're over shooting the market.

Of all the housing projects, developers and buyers seem to be least phased by the ones in Chelsea. If I may add, I think the same housing projects will be the first to get completely redeveloped. The land is becoming too valuable for those tower-in-the-park complexes, and I think the city is understanding that. The ones in Lincoln Square are pretty primed, too.

A convent wouldn't be a negative. The auto body shop will almost certainly be gone soon, replaced by another luxury tower.

And public housing exists two blocks from 15 CPW, probably the most expensive apartment building on earth. I don't think public housing is a net positive, of course, but I don't think it's a major negative, at least in NYC. There's tons of public housing all over Manhattan, even in the most expensive neighborhoods.
