Interesting. Either way it's good to see forward movement on this project.

It is interesting. I doubt the existing foundation would be used for the building, but maybe Barnett will use if for whatever type of retail is planned. I do believe there is supposed to be another supermarket.

I'm cautiously optimistic about this project. Like others have pointed out, it's not in a prime location that would motivate Barnett to plan "big"...but maybe Extell will take a chance and surprise us all

Extell secures demo permits for Pathmark site
Lower East Side site could ultimately accommodate 1.1M square feet or 70-story tower

February 20, 2014

Quote:
The long-shuttered Pathmark grocery store on the Lower East Side will soon be torn down, now that demolition permits have been approved by the city.

Extell Development, which purchased the 227 Cherry Street property for $103 million in 2013, secured demolition permits last month, according to Department of Building Records cited by DNAinfo. The ultimate plan is rumored to be a residential development spanning as much as 1.1 million square feet or a tower as high as 70 stories, according to previous reports.

Extell has yet to unveil a construction timeline or plan specifics for the site, and a representative for the developer did not immediately respond to DNAinfo’s requests for comment.

The 40,000-square-foot supermarket shuttered at the end of 2012, and representatives of the Two Bridges Urban Renewal Area have since attempted to work with Extell to negotiate the inclusion of an affordable supermarket on the site, though it was not immediately clear where those discussions stood.

Shuttered LES Pathmark to Be Demolished Soon

A shuttered Pathmark on the Lower East Side will be torn down soon, after the city recently approved demolition permits, records show.

The 24-hour grocery store at 227 Cherry St. closed in December. Extell Development Company bought the property for $103 million earlier in 2013, according to records, and began quietly planning a residential development there.

The Department of Buildings approved Extell's demolition permits on Jan. 7, according to the DOB's website, paving the way for the developer to tear down the structure. Extell has not revealed a construction timeline or specific plans for the Cherry Street site.

An Extell representative did not immediately comment.

The Pathmark opened in 1983 after the Two Bridges Neighborhood Council and Settlement Housing Fund advocated for a low-cost supermarket to move into the neighborhood.

Local elected officials fought the closure last year, saying the neighborhood is underserved when it comes to fresh and affordable food. The surrounding area near the foot of the Manhattan Bridge is considered a Naturally Occurring Retirement Community (NORC) because of the high concentration of elderly residents.

To help residents after the loss of Pathmark, the Two Bridges Neighborhood Council recently put out a trilingual guide to other sources of food in the neighborhood. The organization is also planning food tours to help residents explore the area's multicultural offerings.

So true. Imagine how easy (and closer to street level) it would be to build phase 3 & 4 of the second av. subway if this whole area is razed and redeveloped!! The Spura development could get in the way if those phases are funded ...

Also, I think most areas(streets) around bridges/tunnels are a complete mess because of the ramps and treacherous roads. Most of those roads need to go!

The Second Avenue Subway isn't really going anywhere very close to the urban renewal blocks along the East River.

Official DOB filings are now available-

800 ft. and 68 floors. The building will be massive in footprint too, with over 1.2 million square feet of residential space.

Mods please change thread title to 800 ft. and 68 floors.

I'm ok with the height, but I was thinking this had a chance at supertall. Still, for the location, this will be extremely prominent, not just for the height, but for the bulk. I hope Extell has a world-class design planned.

Extell Files Documents For 68-Story Tower on Pathmark Site

Quote:
The first signs of Extell Development’s pans for a huge new residential and commercial complex at the former Pathmark site on Cherry Street are starting to emerge. Preliminary documents popped up in the Department of Buildings database yesterday.

According to the “pre-filing,” the building at 227 Cherry St. (250 South St.) will be 68 stories. The total size of the project is listed as more than 1.2 million square feet. Nearly 24,000 square feet is set aside for commercial use; the rest is residential. There are 787 “dwelling units” planned.

The application indicates that Raizy Haas, a senior vice president at Extell, is in charge of the project. You can read more about her here. The architect of record is Nick Zigomanis of Adamson Associates, a firm that designed three World Trade Center towers, the Goldman Sachs headquarters and the Times Square Building.

Extell purchased the Pathmark site for $150 million. The store closed in late 2012, a development met with widespread displeasure in the Two Bridges community. Representatives of the company have promised local elected officials that a new grocery store would be part of their project. Extell has a reputation for very high end residential projects. No renderings are available just yet.

Demolition of the Pathmark store could begin as early as next week.

800 feet in this location will be super tall, wow. There is nothing remotely that tall nearby.

This is great. Can't wait for the neighborhood complaints.

I hope the 24000 sqft of commercial space is being set aside for another grocery store.

On the previous page, there's talk of a supermarket...

Quote:
It’s widely expected that a very large residential complex, including a ground floor supermarket, will be going up here

Quote:
“I would urge Extell,” Papa said, “to bear in mind the need to communicate with the community and with Two Bridges,” which owns the neighboring residential building along with the Settlement Housing Fund. He also called on Extell to share its plans for a new supermarket as part of its project. While the company has committed to including a grocery in the building, it has not indicated whether it will be an affordable market geared for the low and middle income residents in the neighborhood or a high-end grocery such as Whole Foods.

Quote:
“It’s an incredible height, which is astounding me,” Papa said. While he has held out hope in the past that Pathmark (a division of A&P) would one day decide to come back to the neighborhood, Papa added, “the market (in the Extell building) will probably not be affordable to the local community.”

...While Papa said he strongly suspects that Extell is thinking in terms of an upscale market, Two Bridges is still looking at other options. As we have reported previously, the organization and Settlement Housing Fund are planning to build an affordable housing project adjacent to the Extell tower. Papa said the partners are exploring whether an affordable supermarket could be incorporated into the proposed development.

Extell’s Pathmark-Killing LES Tower Will Rise 68 Stories and Boast 787 Rooms

April 28th, 2014
By Elie

Quote:
The action at the former Cherry Street Pathmark is beginning to take shape.

Permits were pre-filed last Thursday for the Extell tower that will soon blight the community. While it’s not quite the 70 stories in height promised at the outset, the paperwork reveals that it’s still tall enough to eclipse everything in the immediate vicinity.

The Extell phallus will rise a whopping 800 feet and carry 787 units. That equates to over 900,000 square-feet of residential space, and roughly 24,000 square-feet for the commercial stores (supermarket?).

The final height of the tower could still rise above the 800 ft height given.

New permit...
