Well...while we're waiting for something to happen with Central Station, Transwestern has some very good renderings on it's leasing brochure for the office space. If this tower even remotely comes out looking like the renderings, it's going to be one of the nicest looking towers in Phoenix.

man, the slim side view of this building would be fantastic. love the design. this would be an incredible addition...

It does say delivering in summer 2024. So that could be an indication on when this thing starts, like early next year?

Got the project contact on the phone (from Medistar website) who said they are hoping to break ground on this project in the next 60 days. He said his boss gave him a drop dead date of 9/17. Apparently September is when the financing should be secured for the project.

Also confirmed that the hotel portion is definitely still not a part of the project.

I guess if nothing happens by 9/17, then I'll have to reach out for another update and we can probably assume it's dead.

So the "Station" itself is a LRT Stop an alley way and a street where buses congregate. That takes guts calling this "Central Station" what a joke.

Will the light rail stop at this location too? I am more curious about the retail and open space that the rendering show. It would be nice to have another grocery store in downtown Phoenix.

So, just realized that the 17th will be this Friday. I guess we can assume that it's not going to start the day before the weekend and Monday is looking doubtful. Also, still no permits submitted to the city.

Last week, they trimmed the Palo Verde tree overgrowth and cleaned up some other landscaping. I really wish the city or someone would let us know what the delay is. We're going on 11 months that the lot was fenced off.

I have to think that there is some sort of contractual obligation through the RFP through some kind of restitution (bonds etc) the city can redeem if these developers keep falling through.

and if they dont then the city needs to invest in better lawyers.

Yeah I think we have to face the facts with this one and it’s a shame because I was looking forward to this project but I also felt it could have been better. I don’t know where the city goes from here. I just hope that the city tries to go a little bigger for this space. I feel like it should at least stand out for our skyline and a space that should be iconic for downtown Phoenix. I didn’t feel this project was going to do that.

The city writes their RFPs to get maximum economic value for the city and savvy developers know how to respond to that. Normally that would be right thing to do, but it removes a certain level of needed subjectiveness. The other problem is when the developer has free land and practically nothing outlaid for performance guarantees, they don't have any real pressure to do anything. The city should be still shopping this block around while their first choice gets their financing together.

It's been there for a several months.

I sent an email to the Medistar Central Station contact this morning and haven't received a response yet. If I receive a reply, I'll post it. But most of my emails to Medistar have gone unanswered.
