Further to the above regarding the MID West Industrial Park expansion:

Planning director Bill Budd said a public presentation on the expansion will be held May 6, followed by a public hearing on June 17. Planning documents for the proposed expansion of the MID West Industrial Park:

This is a HUGE development, and, in particular, the two main lots (20.6 & 16.4 Ha) are massive. These lots have been presold, and whatever is going to be built there is going to be VERY large. The renderings show a couple of interesting looking buildings (although these could be placeholders with no semblance to reality).

I am at work, so I will give more thought to this document tonight when I get home, but, this will be a transformational industrial project. Everyone should have a look.

MID West Industrial Park - Phase 2 Proposal:


Street grid and lot sizes


Site plan and theoretical building layout

I have taken the liberty of outlining the two largest building lots, which have already been pre-purchased by major (unknown) tenants. Again, the building configurations on these two lots may be purely theoretical, but, a lot of thought has gone into building orientation and landscaping, including pond placement. This makes you wonder if there is not some real world basis to the layout of these lots. The largest lot in particular has a real "campus" feel to it. It doesn't appear to be a simple warehouse or trucking facility. Ditto for the second largest lot too.

Recommendations for street access to the industrial park expansion.

1) - Horsman Road to be extended to Delong Drive.
2) - Horsman Road will cross the CNR mainline via an overpass.
3) - Intersection upgrade at Horsman/Berry Mills.
4) - Horsman to be upgraded to a collector road.
5) - Delong to be upgraded to a collector road.
6) - Delong/Edinburgh intersection to be signalized.
7) - Intersection improvements to Edinburgh/Berry Mills
8) - Intersection improvements to Edinburgh/St. George Blvd.

Cabela's building now fully leased

I just saw that Atlantic Commercial Properties has announced that the old Cabela's location off Mapleton is now fully leased. They indicate that details to come soon on a "national business" that will be located there.

Kimganae Korean BBQ in the Lounsbury Centre has had their lease terminated and will be relocating to 777 Mountain Road (old Rice Bowl location).

The reason for the termination is that Lounsbury has secured a new tenant for this space. This must be a desirable, possibly national tenant in order for Lounsbury to kick out a stable long term business. I wonder who it is???

Would this space fit a five guys? Would be quite an injection to this plaza.

Potentially.

Is this a high enough profile location for them?

Also, by locating here, they would be in direct competition with their clone (Big League), just down the road, but, perhaps this could be their strategy - to defeat Big League in a head-to-head competition and remove them from the marketplace.......

I've seen the inside of rice bowls property and all I can say is I hope major renovations are at hand or Kimganae may be in trouble at that location

Taco Bell would like to have a drive-thru I suspect. That would be impossible with this unit.
