I’m sorry, but this design lacks refinement. It’s tacky. Hillcrest is subtle yet dynamic and contemporary and handsome. Try posting the new Hillcrest High School. Much better design than Brighton High School.

Downtown Update - Astra Watch - Highlights, June 30, 2023 through March 2024



...This construction project will bring what has been billed as the state’s tallest tower thus far, adding hundreds of high-end luxury rental apartments in the Downtown core.

At approx. 450 feet, the Astra Tower would inject 380 units into the core of Downtown, across from the Gallivan Center. It is one of over a dozen new high-rise projects in various stages of the development pipeline and or construction in the downtown area.

It will continue two ongoing trends Downtown: new, skyline-altering skyscrapers, and an impending swell of people living in the city center...

Downtown Update - Redevelopment, Seismic Upgrades, Renovation and Restoration of Historic Temple Square Campus.

Timeline Highlights - September Through December, 2023

Current Temple Square setup. Note in upcoming plans how the structures fronting the Temple at the north and south will be demolished and replaced in different positions in their relationship to the Temple itself. The more modern structures that now front the Temple on both sides will be removed and new structures with a more historic vibe will be constructed to the sides of the Temple. This will open up the iconic structures approach. Landscaping and water features will also be redeveloped, again affording the historic Temple improved site lines. Also, a significant part of the redevelopment will be subterranean structures and seismic upgrades.

Church President Russell M. Nelson announced the pioneer-era temple will close December 29, 2019, and will remain closed for approximately 7 years while undergoing a major structural and seismic renovation. The temple is expected to reopen in 2026 with a public open house.

“This project will enhance, refresh, and beautify the temple and its surrounding grounds,” said President Nelson. “Obsolete systems within the building will be replaced. Safety and seismic concerns will be addressed. Accessibility will be enhanced so that members with limited mobility can be better accommodated.”

The surrounding area on Temple Square and the plaza near the Church Office Building will also be affected as existing buildings are demolished and the area undergoes renovation and restoration. The existing annex and temple addition on the north side, which were built in the 1960s to add needed support facilities and more sealing (marriage) rooms, will be demolished and rebuilt.

Salt Lake City International Airport - Timeline September 2023 Through February 2024

European frequency is pretty maxed out at this point with up to 4 daily flights next summer to Amsterdam, London, Paris, and Frankfurt.

Also expect daily service to resume/be added to most remaining small-midsize cities in the eastern US currently not served by SLC as gate capacity doubles in the next few years.

Concourse A has a Sky Club® currently and the new location will complement the gorgeous existing lounge.The new Sky Club® will be located in Concourse B and will provide travelers with access to a more convenient lounge near the B Gates. No word on the Sky Club’s® size or proposed amenities has been released.

The Salt Lake City Tribune reports that Delta employs more than 5,000 people at Salt Lake City International Airport (SLC) and it signed a lease extension last year that guarantees it will maintain its hub there until at least 2044. Construction on Concourse B will be fully complete by 2027 and Delta will occupy more than one third of the concourse by that time.

SALT LAKE CITY — Plans are moving forward to build a new state history museum and increase security on Capitol Hill.

The Capitol Preservation Board and architects are finishing designs for the new Museum of Utah, a multi-million dollar facility to replace the old State Office Building and data center that sit north of the Capitol building itself. Demolition will start this summer of 2022.

The design, which will closely mirror the existing Capitol, will also include an area for tour buses to come in and a large landscaped plaza for people to enjoy

The entire project is estimated to cost $219 million, with $110 million coming over from money saved from the construction of the new Utah State Prison, Russell said. Gov. Spencer Cox has requested that $85 million go toward the North Capitol project, with another $7 million in ongoing funds, according to his 2023 budget. As of Monday, SB6, the legislative bill that covers all sorts of infrastructure and general government spending, lists $68 million toward the project.

It's unclear whether the proposed funds in SB6 would complete the remaining cost of the project.

There are also economic variables that can change the total cost of the project.

"Of course, we are concerned with the continued escalation of the construction market due to labor and material shortages," Russell added, in an email to KSL.com.

Still, the new building is now projected to open in either late 2025 or early 2026 — about 12 to 18 months later than originally anticipated because of earthquake mitigation work that is expected to lengthen the project timeline, Ortiz said.

The delay, however, puts the building right on track to open just in time for a major nationwide celebration...

The New Fine Arts Building will also host academic spaces, galleries, performance spaces, media viewing rooms, a cinema and a production studio. The other current occupant of the HFAC — the School of Music — has moved to the new music building.

“The arts and music programs are beacons of excellence for the university,” said Shane Reese, BYU academic vice president, in the release. “We look forward to these two new beautiful buildings, which will accentuate the amazing talents of our students, faculty and staff who work in that college.”

The arts building will house a large collaborative hub for department of design students as well as multiple art and design galleries. There will also be a combination lobby and student gathering space.

A six-station lactation room will accommodate students and their families as well as patrons.

“The new building will create proximity and more opportunities for collaboration and student mentoring,” said Ed Adams, dean of the College of Fine Arts and Communications. “Our faculty and staff are now spread over five floors and are located at the far ends of the Harris Fine Arts Center from each other.”

The project is expected to be completed toward the end of 2025.

Big D Construction has been selected as the general contractor for the project, with HKS Architects as the architecture firm.

The college will temporarily occupy the former Provo High School, located on University Avenue, while the new arts building is being constructed.

The HFAC was dedicated in 1965 and houses four of the college’s six academic units. The newly completed School of Music, which also used the building has moved into the new music building upon its completion at the end of 2022.

Salt Lake City East Bench, Salt Lake City's University of Utah Campus - Impact & Prosperity Epicenter

The Impact & Prosperity Epicenter is a one-of-a-kind multidisciplinary hub for innovation at the University of Utah, developed in cooperation with the Center for Business Health and Prosperity, Sorenson Impact Center, and the David Eccles School of Business.

The building will lay a new foundation for students to innovate, impact, and inspire, by combining experiential learning spaces with much-needed campus housing. As President Randall told the crowd gathered at the groundbreaking event, this new building — and the experiences it will create for students — represent the very soul of the university.

The new facility will house the Sorenson Impact Center and the Business Health and Prosperity Center building on the commitment of the David Eccles School of Business to provide experiential learning to its students and to impact the global science enterprise community. The Impact & Prosperity Epicenter will be a new multidisciplinary hub for social impact, community engagement, and enterprise, empowering social entrepreneurs and organizations.

The building will provide housing for an international population of students participating in the center’s programs with up to 775 beds in individual room and apartment configurations. Residents will range from undergraduate and graduate students to leaders of NGOs who will come to the building for training. Living and learning will unite to form an organic social network that opens new ways of communicating and sharing developed around an assembly of spaces, nonhierarchical by design, to nurture a culture of local and global impact. There will be 90+ parking stalls to the north of the building and the project will achieve LEED Silver or above.

SALT LAKE CITY) – Hines, a global real estate firm, today announced the acquisition of South Temple Tower in Salt Lake City, Utah. Serving as its first office-to-residential conversion, Hines plans to embark on the transformation of a 217,000-square-foot office building into a 255-unit luxury multifamily tower. With construction set to begin in 2023, this renovation will include the complete removal of existing office spaces and repurposing of the building for high-quality residential living at a time when the Salt Lake City market is starved for much-needed housing.

To achieve this conversion, Hines will strip the existing office building to its core and shell and repurpose the building structure to create an efficient residential floor plan. After extensive analysis, South Temple Tower met the right requirements needed for a successful conversion process including walkability, natural light, shape of the building, number of potential units and overall floor plan.

The 24-story multifamily tower will feature studios, and one-and-two-bedroom homes, paired with high-quality interior finishes and an expansive amenity offering, designed by Hickock Cole. As part of Hines’ ESG strategy, this adaptive reuse project will reduce embodied carbon by limiting new construction materials including the production of concrete, which can be one of the largest emitters of embodied carbon across the industry. Through the implementation of more efficient mechanical systems once the building is in operation, Hines expects that it will lower the operational carbon emissions of the building over its lifecycle and new residential utilization.

“Downtown Salt Lake City is experiencing immense growth, with Utah having the second-highest population growth in the country over the last decade, and there is an undersupply of housing,” said Dusty Harris, senior managing director of Hines. “As a local resident, I’ve watched the office market shift and the residential market pick up speed since the dawn of the pandemic. Aligning with the company’s core values, Hines is stepping in to fill a need amongst the city’s residents, by delivering a sustainable high-rise product that will be new and highly attractive for this growing market.”

The property sits on one of the city’s most desirable streets in Salt Lake City close to downtown and all of its amenities, Salt Lake Temple, the light rail, City Creek Center, and many major employers. South Temple Tower offers unobstructed views of the city skyline, the Capitol, and The Wasatch Mountains. The acquisition was brokered by Kevin Shannon and Bryce Blanchard of Newmark.

BuildingSaltLake.com - Previously serving as clinics and offices built in 1956 and most recently called Medical Towers, the new designs for 1060 E 100 S add a six-story tower on the western edge of the parcel, where a current carport and second-story addition exists. Developers are asking for a five-foot height increase on that edge of the project to house mechanical functions on the new structure’s roof. The new development will fit entirely on the footprint of the existing structures.

Of Note: Whitney Weller, Senior VP at Brinshore, told us that they “in conversations with Neighborhood House for the child care space,” adding that they are “also speaking with other non profit organizations as well as food focused enterprises that would complement the residential community.”

SPARK! Provides high density mixed-income, workforce housing with 50 percent of its units designated affordable. The color, materiality, and texture of SPARK! takes its cues from the industrial and durable materials of the adjacent power plant including brick, steel, and metal panel nodding to the past in a clean modern format. The weathered timeless look of Coreten steel and dark charcoal brick at the base are offset by light metal paneling with bright colored accents on the higher massings, which is softened by lushly landscaped terraces and roof gardens that are home to bee hives, providing fresh vegetables and honey to the residents. The community fronts Temple Street and the transit station with a small urban plaza and street-facing retail, which opens to a courtyard shared by tenants and customers alike. Open space along the ground floor on the north side of the community is reserved for bike trails and edible gardens that include fruit-bearing trees, rosemary, sage and lavender. SALT LAKE CITY — Salt Lake City leaders and developers broke ground Tuesday on a new multi-use, multi-income project backed by $15.5 million city funds. The development hopes to include multi-income housing, retail, childcare opportunities, and other amenities...Salt Lake City District 1 Councilwoman, Victoria Petro, says the housing should be affordable for many based off the area's median income.

"If we look at the [median incomes] that will be served here, it goes from 20% up to 80%," Petro said. "Those are certainly the families that are being displaced. It's not just preventing their displacement, but it's allowing them to stay in their community in a dignified beautiful new rejuvenative way."

...Salt Lake City Mayor Erin Mendenhall says before developments like Sparks begin, the city reaches out to the community to see what residents need and want in their neighborhoods.

"What I would say in terms of the broader development of this area is we asked the neighborhood what they need and what they want, and then when the city invests its investing in those very things the neighborhood community asked for," said Mendenhall.
